Pick one at random, then tell them you have two other realtors lined up who said they would work for 1% less, and that they have to agree to a contract right now or the other realtors might scoop you up.
Realtors love that game.
Repeat until you find one that will work for 2% commission.

Real talk. Call a couple of realtors and ask them how many deals they did in the last 12/24 months. If it's less than 25 a year you don't want them. For the love of god don't pick your cousin's wife or your niece that just got their license.
I know one I could refer you to in BR if that's where you're at.

Find the listing agent with zillow and call them directly, not through zillow

We are in the market for homes and do not know any realtors personally who can provide recommendations for us. We are looking at homes through zillow and reaching out to banks about qualifying for a mortage.
I found a good house on Zillow and basically requested to talk to an agent through their website. Wasn't sure if that meant an agent for us, the seller's agent, etc...
Well it connected me with a random local agent in my area who wants to represent us. So far seems professional and wants to jump on getting us some options to look at.
I recently did what you are describing, i also got hooked up with a random agent and my advice is run from them and find one thru business connections or someone who you trust has used.
She asked us to sign an agreement for her to represent us in our home searches before even meeting her. The wife and discussed it and told the agent that we wanted to look at these 2 houses and if we decide to make an offer we would sign her paperwork.
We get to the first house and she tries to open the door, she doesn't know the code to get into the key box. She tells us that she thought she would remember it and didn't write it down. We are looking at houses in a small town that is 20-30 mins from any legit civilization in northeast Alabama and cell reception is spotty at best. She has to drive 10 mins back up the road to get cell service and download the code from their system while my family is standing on the porch with our thumbs up our butts. We look thru the house then head to the other house, we get there and the same s&%$. She tries to open the door 5 times and doesn't remember the code, by this time i wanted to push her off the side of the hill the house was built on. Again she drove 10 mins down the road to download the key code before we can look at the house.
I figured if she had that much trouble showing us the place i didn't want her in charge of looking for liens or any deed issues.

THIS is how people find a decent realtor: referral.
When Mom was ready to move out of HSV,AR based on the past market she wanted to be sure the house sold before closing on another (Dad and her had tried selling before twice and had no luck but markets change)
We ended up with a buyer in just 2 days who insisted on taking possession within 30 days. We called 2 widowed Aunt’s of mine and got a referral to a guy they go to church with. We were right on time finding a new home and getting moved and closing on the new home.

Realtors fit into two categories- good negotiators- they are the ones you want when you buy
Good marketers- they are the ones you want when you sell-
Rarely do you find one that is good at both.
90% of realtors do not fit in either group- the top 10% prey on the the other 90% and the client loses

Find out how many listings they have. More is better.
How many referrals have they gotten from people they've represented?
Do they know the area where you are purchasing?
.
Good agents are worth their weight in gold, especially for higher value properties. They'll know the areas and can save you a ton of headaches.
Bad ones are just in it for a quick buck and don't GAS.

There's no sure way to avoid a bad realtor. I was in RE for 5 years and there are a lot of smooth talkers out there, but they aren't worth a crap as a realtor. I wouldn't sign an agreement over 3 months, in case you have a bad realtor. Good luck!

Realtors are a joke.
Why we need them in 2024 is beyond me.
Insane that 6% of my house sale goes to gate keeping. Modern day mafia honestly.

I'm a super nice guy but am really picky when it comes to work ethic. Show up late to an appointment... sorry, bye.
When I bought a house in New Orleans, I probably fired 10 RE agents before finding the agent I use for everything. If you are in Nola or are moving there, I can recommend someone.
