did you know that being a building contractor doesn't require that you be the same person out there digging grade beams, pouring concrete, finishing it, install plumbing, do the electrical wiring, etc.,? you can do as much of that as you want but as long as you have an understanding of what's involved and what it should cost you can sub it out and move on the next challenge?

I looked at that about a decade ago, and I would love to do it but I am not undertaking that project from here on out.

A coworker recently built a cabin on an island, I did the drawings for it and the cut list, but he had a mill do the work.

Peeling logs seems like something that would drive me mad.

It’s not the same but you can still do well if you are reliable and have some hustle and a bit of common sense.

I’m about to be filling a job that pays about $70k base plus 40% bonus potential (prior person about to move up, they have maxed bonus for 4 straight quarters) - relatively entry level management with little initial competency needed and I am going to absolutely struggle to find someone that can show up daily and work a basic plan.

We can't fire anyone because they cannot be replaced.

Our entire organization is 150 personnel short and hired 4 last year. Part of that is on layers of HR required to ensure diversity.

Yes we are all aware of that, which is why we are arguing against the notion that a way to get ahead is to buy a fixer-upper.

The only way that works is if:

You have the knowledge, experience, tools, and time to do most of it yourself

OR

You have the knowledge of what's involved and the money to sub it out


If you don't have either of the above, then you're going into debt while being in over your head about how to get out of it.

I'm building part of the cabin with hewn logs with half dovetail notches. Hewing is a helluva workout with an axe and a adze. However, it got me back in shape and cost very little money, but it cost a metric ton of sweat equity.

It is not a solution for the vast majority of people. Getting a mortgage on a fixer upper is problematic. Beating out the cash buying flipper is might near impossible. Having the time to do the work is the only real thing an individual can manage and if you do not have the experience most likely you will screw up more than you fix. It is a viable option in limited circumstances but the vast majority of people are not equipped to do it.

Many areas will not allow a home owner to do much of a renovation themselves. There is also that. Electrical work and plumbing as well as HVAC is almost impossible to do yourself in most areas of the country today.
