The two we visited had ceramic wood tile. Didn't even know this existed. The fixtures seemed solid.

I am still learning a shite ton about the kind of mods most homes have. So I guess it's mostly the reason I was questioning the 172 sqft price here.

Of course but that is not suburban Baton Rouge, Atlanta, Dallas, Houston,Nashville, etc.. There are definitely areas where this high a cost per sq ft is legit. A well known place like the FQ is the equivalent of a high rise condo in Atlanta, Miami, Dallas, etc..

People up in here all either live in high rise condos in a major city or are exaggerating out their arse. The average cost per sq ft in Baton Rouge is about $130. Of course there are some neighborhoods where a 5000 sq ft home are $2 million but that is $400 per sq ft, not damn near double that amount at $700 like some are claiming. Odds are you live in a damn nice custom built home if your home is valued at more than $180 sq ft.. A 4000 sq ft home at $180 a foot is $720k. Do you really think that is the norm ...in any metro area around a city in the Southeast? How could that be when the median average in BR is $130?

That is the correct price to build a custom home. $160-$190 builds a damn nice house in most areas.

Interesting!

The avg total square footage for the homes im looking at are 3000-3300 sqft.

People may ask why so much for a home? Well in the suburbs this is all they are building if you want relatively new houses

Sounds like pretty nice homes. $172 is definitely realistic. Not $500-$700.

Is everyone talking about new construction? If so, maybe... but over $500 a square foot and over is not uncommon in many older, established areas in Baton Rouge. $500, even $600 would be cheap in many places. A friend just bought a home in La Jolla, Ca. It looks like a cheap, late 70's, ranch style 1600 sq' starter home. Just a brick box with aluminum windows...the cheapest construction and appointments you'll find. He paid $1,250,000. $700 is average in most southern Ca. areas.

Are we factoring in the price of the property? There is a house in Baton rouge being built for around $150 Sqft, very nice large custom home, but that is the house only, add the cost of the property, and that figure doubles.

The homes around BR that I pulled up were re-sales so the land would be in that price. The nice homes under $1 million were between 220-280 per sq ft.. One can buy a very nice home in some of BR better neighborhoods for 250 a sq ft or 1.2million.

I get that. It is the same way in Buckhead and all other Intown communities in Atlanta. Virginia Highlands, Ansley Park, Northside Drive corridor, etc.. A 3br 70s style ranch will cost you $700-$1 million just to knock down and rebuild a 5000-7000 sq ft home.

Every major city has some of that dynamic. But the OP started out with is $172 to high. In most places, it buys a very nice custom built home. People started acting like that was new starter home price point and it is not. The new starter home price point in that area is around $100-$130. Just like it is everywhere else in the South. $172 per sq ft is a big step up in house until you get to the next tier which is very exclusive. The $250+ per sq ft is a very luxury tier that most people will never sniff.
