I'd wait a little while before buying.
If St George passes, I'd move there. But if it fails (or worse yet, doesn't even come to a vote) then Zachary or somewhere in Ascension.

It has come a long way in the past 5 or so years. If you look at all the new restaurants/coffee shops/entertainment options and the ones set to open you’ll notice a lot are located in this area. Crime is more likely than in Southdowns or by the LSU lakes but it’s mostly petty theft and it’s in specific areas. I’ve lived here for a few years and haven’t had any issues.

Quail Hollow (st George, Seigan/Highland area) is great spot and pretty inexpensive just a lot of older house's built in the 70's

You should really consider central or LP. You’ll be far more happy in one of those areas that have blown up lately. If it’s been 10 years since you’ve been down here, you should take a ride through some of the nicer neighborhoods in central and Watson.

If you have kids, live in Walker or Central.
If you don't have kids and are single, there's lots of places you can live, but none are a decent commute from where you will be working.

Are you aiming for Catholic schools? How many kids? Assuming $500k or less for house?
For Mercy - Old Goodwood or Tara would be perfect
For St Aloysius - Skip Southdowns - everyone buys their house when they get married. Once they have one or two kids, they move out for a bigger house or yard (to Riverbend or Pollard Estates or Kenilworth).
I would not move to Riverbend with that commute. We live in Pollard, its a great neighborhood and people actually forget that it is here. The only bitch is when there is a wreck on the interstate, Perkins backs up. But that won't be too big of an issue once the Rouzan roads are actually opened up for me to cut through.

Yes on Catholic schools - just one so far but this is a few years down the road.
House - yeah sure, could stretch a little more if it's amazing.
Pollard seems like a great area on initial overview.
Do you know anything about Rouzan other than what is on the internet? I'm kind of intrigued.

Whispering Pines or Greystone in Denham Springs, esp where your job will be. Stay south of I-10. No need for private schools there.

Rouzan will be nice once it is all built out. You will have the neighborhood perks like the pool, gym, etc. and there is supposed to be some nice green space.
The only con that bothers me is the houses are built so close together. I for one appreciate the idea of having a low maintenance yard, but it seems to me that'd you'd better be good friends with your neighbor, because you are going to hear them talking outside a lot. The biggest lots are on the backside (that backup to Woodchase/Pollard Estates) and those houses are supposed to start at a million each I believe.
You could spend $400k-$600k in Pollard buying a fixer upper and doing a big renovation and end up with a lot 2-3x the size of what you'd have in Rouzan.
Overall, I love that we will be living this close to Rouzan. I can't wait to be able to have a grocery store that I can get to on my bike, or future golf cart. I just hope they open up their pool membership so I can buy stock in it.

I live in the Garden District and have no issues. I was originally skeptical being so close to some crime riddled areas (coming from the highland/kenilworth area) but it has been great with all the new developments coming to Mid City.
ETA: Both Mercy and Aloyisuis are great schools in the area and both Catholic and St. Joes are near as well
