I regret you have had dealings with that individual. I have had peace with every neighbor I ever had. I prefer peace and lead with that but I'm not even a little offended by violence. This guy has all the markings of needing some of that but that is a game I can't get into. You're right though it is the end of the day.

are you worried that if this guy ends up kicking your arse that your wife will have subconscious sexual desires for him and then your kids will live in a constant state of embarrassment? Its worth thinking over and backing out the purchase of the property.
Maybe start taking some jiu-jitsu lessons.

Agreed. Why potentially escalate the situation? People are fricking crazy these days. Buy it and put up no trespassing signs. He continues to violate the boundary get the proper authorities involved.

Buy the property and fence him off with plenty posted signs. His free and non-permission use is over with. The land is now for your famiy and friends use only.

I will say that out of all my properties and adjacent land owners, that's the only one I've ever had to that degree of ignorance. Most people have their land, and you have yours, and that's that. Where you can run into problems is when a landowner wants your land but can't afford it, and/or has been using it as his own for years. Couple that with ignorance (they oftentimes go hand-in-hand), and all I'm saying when I say, "act accordingly" is perform some of the measures outlined above - if for no other reason then because they are sound, pertinent steps for managing rural land, they help with liability, and they show potential trespassers that the landowner is active and observant.
Nothing rolls out the welcome mat to intruders and poachers like the back 40 being unoccupied to an obvious degree.
Again, an ounce of prevention is worth a pound of cure. Disincentivize his ability to encroach, trespass, and subsequently antagonize over (it if it comes to that), and it likely won't have to come down to the government getting involved to cure the problem.
Hopefully you're overthinking it and he'll be a jam up neighbor.
ETA, with a civil and surveying background, I want to reiterate in the strongest manner possible what I said about his adverse use of the property and how important it is to notify (a survey and by-the-book adherence to state boundary marking and no trespassing signage laws, along with a certified letter should suffice) that the adverse usage is over. I've seen nightmare scenarios where a boundary line for a $3mm piece of property wasn't performed, lines were assumed, and someone winds up with half their living room over a line and because it's met all criteria for adverse possession, there's nothing the new buyer can do about it. Cases like that are where adverse possession laws have their use, because the prior landowner didn't do due diligence to keep up with the "metes and bounds" of his property, but I've seen many cases like yours where a neighbor knew exactly what they were doing, and wound up with a portion of land they desired via adverse possession. Of course they had to pay legal fees, but in some cases they came out way ahead by using, in my opinion, theft by the force of law and the selling landowner's negligence to monitor his property.
He's got to go if you buy the land.

This is the correct answer. You don't have to make him your best baw, but realize you need to make sure you and him are on the same page and friendly.
I've got a neighbor who's just nuts. When I moved into here over twenty years ago everyone warned me about him and we had incidents that had me about ready to deal with him but somehow we got past it. Now I'm probably the only one in the neighborhood they're friendly with. But I'm friends with everybody. It ain't hard if you try.

Correct, you don’t have to be a-hole buddies with the guy, but be friendly and try to keep him semi close, it’ll go a long way and you know nothing will go down on your property while you’re not there.

We sound a lot a like. There are only so many people that keep their word even if it hurts them to do so. I'm one of those people. I'll be fine. I certainly won't mind if he chills out like I told my wife he may be an asset hopefully he is.

I don't serve the Lord the way I once did. I do hold on to some of the truths read in the word. My fear in dealing with this guy is "casting pearl before swine." He has that hypocritical vibe cranked all the way up. I will invest in the guy if he allows it but I have my reservations. Like I mentioned to someone else in the thread, he seems he could us a good bitch slap. Hopefully the up front, I bought this land we're going to neighbors conversation will be all that's required. We'll see.
