LOL. You don't need to take away the tax break as a whole but 80% tax break on property taxes for 10 years is a bit much. Remember, there is only one Mississippi river.

From what I understand the tax breaks are about the same just packaged a little differently due to the tax structures in the state. Its an even field, however, TX greatly invests in infrastructure and many great school districts to pull from for educated workers.

Because their overall tax structure is completely different.

Texas has no income tax, no corporate tax, and no inventory tax. Texas has far lower sales taxes, but higher property taxes. However, what the progressives fail to mention is that Texas often donates the land to the companies free of charge, so while they do have to pay the taxes on the land, they get the land itself for free. When they add up all of the other savings PLUS the significantly easier to navigate permitting and licensing regime, Texas comes out WAY ahead without ITEP. Louisiana's tax structure is so bonkers that they have to use ITEP just to remain in the conversation.

The progressives like to point out our huge innate advantage of having the Mississippi River, but the same ocean going vessels that the Mississippi River brings to plants like Dow in Plaquimine can just as easily traverse the Houston Ship Channel or the harbor in Corpus Christie. We do not have a monopoly on suitable geography.

Did the "state" as in the government pay "dearly for those" or did the State as in you and I pay dearly??

I am not going to criticize limiting the amount of money the politicians and bureaucrats take from the State.

Is it? It usually takes 3-5 years just to build the project. Plus 10 years is a small price to pay when you're going to multiply the amount of tax collected on a parcel of property by a factor of 10,000 every year for decades and decades to come. The problem is that when the exemptions aren't offered, or the deadlines are played with, companies decide they cannot rely on them, and thus budget projects as if no exemptions will be offered. That skews the math decidedly out of Louisiana's favor, so that site never gets developed and is stuck collecting the same shitty revenue they were getting as a sugar cane field.

And Texas is just a more attractive place to invest in than Louisiana is. If it weren’t for tax breaks we wouldn’t have as many new expansion projects and new plants being built in our area. Texas is a bigger and better Louisiana and these industries would not mind packing up and moving to Texas

Oftentimes lost in this tax debate is that the property doesn't have to be here. The Mississippi River's value is nothing like it used to be. There are plenty of port facilities to choose from these days. Take away the agricultural commodities simply flowing down the river from other states and I suspect the Louisiana ports would not be in the top 5 in tonnage.

BOOM! Im working on a large development now in TX in which the land was essentially gifted to the owner by the city to build their development.
