Yea there are a ton of new developments being built in Tulum which is changing it to be more like Playa

Mexico City is a cool place, very cosmopolitan. But, like any city, there are good areas and bad areas. I move there and live there in a heartbeat if somebody would pay me enough, it cost a small fortune to live in a nice area in Mexico City

Spent a week there mid-October. A Nola friend has moved there for a year. She is loving it.
They are serious about masks and everywhere - shops/restaurants/museums/etc - were doing temp checks and required hand sanitizer use upon entering.
That being said, it was great. Most restaurants and bars were open. Museums were open with a few exceptions.
Bars had to do last call at 10 and be closed by 11.
The food and bar scene are incredible. We were with friends in the industry and went to Pujol, Contramar, Quintonil, Huset. But the street food and hole in the wall taco places were delicious as well. If you know who to ask, there are speakeasies for after hour revelry.
Condessa, Roma and Polanco are safe neighborhoods where most of the places we went were. Never felt unsafe even late night. However, a local friend told me not to wear my Rolex. Just like anywhere, be smart about it.
You mentioned warm weather. CDMX elevation is 7382’. Summer can get hot, but this time of the year it is not warm.
On a previous trip we went to Teotihuacan, which I recommend. Let me know if you decide to go and I can get you names of other places (mainly bars) to check out.

Most of the people in this state arent very worldly.

The core of my question was whether the current condition of a city. My motives of travel felt secondary to a rather simple and direct question to anyone in the personal know.

By Special it was low key. Slow paced and simple. Just a dive of a beach town. Topless beaches, walk up bars from the beach. Great seafood and drinks. Mayan ruins. Cenotes. All tucked away from Cancun.
Now I think Tulum tries too hard. It wants to be eco-friendly, bohemian. But it is 5 star prices. And only rising in cost and crowds. We didn’t recognize the place this year. I think COVID was some of it, but it was jammed arse full of tourists. And I guess 50-70% of businesses are closed.
There is a great turtle hatch. Beaches are nice, some seaweed. A big national park at the end of the road that is deserted except for some locals. I mean walk through the forest and right into the beach. Like Lost episodes.
Kind of a walking town or bicycle town, but now bumper to bumper traffic. I’ve had some great times in Tulum with the wife, but I don’t think I’ll go back there. It is like many places that get discovered and lose the essence of what made it special.

I wouldn't go there now. I have clients from Mexico city and they have stopped traveling to the US since the quarantine restrictions when they return are so strict. According to them, the restrictions in the US are child's play compared to what they have.

I have zero desire to go to Tulum at this point. I’m dreading the day the crowd turns their sights to Sayulita.
