what's considered a normal year price down there, i'm seeing for 5 nights around 4k that sounds pretty cheap.

That doesn't seem all that cheap, but if that's your budget you won't have any issues finding things.
When I was searching for a trip this summer for 2 bed condos, the pricing was the highest I've ever seen. Two of my friends who own condos as well as other threads on here seem to confirm that is the case.

It's been a few years since I've been to this place, but if you don't mind venturing a few miles to the east to Perdido Key there are a couple of places that have the more inexpensive 3 bedroom places... Ocean Breeze East. Stayed there several years in a row and they were OK & worth checking out. Not luxury, not a huge complex maybe 8 floors of 4 units/floor. Beach front, in room laundry, pool. VRBO has several units listed there.

I don't remember the rate that my wife found, but we are going to Eden Condominiums in Perdido Key in June. They were cheaper than most of the places in Gulf Shores and Orange Beach.

I’ve been in Mobile and Baldwin counties a long time and have never seen anything like it.

You can go to a nice all inclusive resort in Mexico for 4K. Blows my mind the amount of money people spend to go to a crowded beach in Alabama.
