My daughter is 2 and my wife and I decided not to force this and let her ask for it down the road. I ain’t watching my baby girl cry in pain

You can’t get this without paying 50 K over sticker. Options a loan are gonna be 20 to 40 K plus

You wish it’s only around 250. With right options these will push mid 3s. Not that I can afford it but there are better options at 350
I did briefly before I moved. I don’t plan on buying another property so not sure I can do 1031

We make a lot so it’s extra crappy. I’ll look up 1031 this year is first year our side gig is paying off so we have a bit more complexity
We live in Seattle and managing it across the country combined with unknown repairs and taxes got annoying. Just want the liquidity.

Q for the rental folks here. We’re selling our Boston rental and after agent fees etc looking at 120k profit. Looking to see if there are any additional things I can do to reduce the taxable amount.
I know if we lived 2/5 years it’s fully deductible but is that also pro rated (so if 6 months, it’s quarter deductible?)

I lost 10lbs from 205 to 195. It’s amazing but a caveat:
If you eat for fun, you will still eat and lot lose as much. It makes you not hungry but it doesn’t stop gluttonous behavior. Otherwise, it’s great.
