This was June 2022 which was the peak of the home buying insanity in Austin ($175k over ask all cash type offers). My wife did a virtual walkthrough with our realtor while I was in the air and had her submit the offer.
By the time we both laid eyes on the house we were there to meet the inspector.

The level of desperation from both schools fans right now is laughable.
