One of the last larger parcels with a river view.

Engquist buys downtown riverfront lot from Bernhard for nearly $5.7M
Jim Bernhard has sold one of the last undeveloped tracts of downtown riverfront property to businessman and developer John Engquist for $5.68 million in a deal that closed Monday.
The 1.3-acre parcel is on River Road between Main and Laurel streets and is across Laurel from the luxury townhomes Engquist developed several years ago in a liner building adjacent to 525 Lafayette St.
Engquist says he bought the lot because of its long-term potential. He plans to develop the site into a residential or mixed-use property, though he says it’s too soon to discuss specifics.

“He’s busy and has a lot on his plate,” Engquist says. “I’ve been talking to him for some time about it. It’s just a great piece of property and I think there is an opportunity to do something there that will transform downtown Baton Rouge. It’s really unbelievable that a piece of property like that in an urban setting isn’t developed.

IIRC, this is an open fricking hole in the ground caused by bulldozing the Advocate building when they moved off Siegen.
Funny to see the paper pushing downtown BR then bailing when they got the chance.

Over an acre of river front property in downtown is only $5.7m.
That's unreal.

My thoughts too. That's sad.

Bingo. The land needs work before it can be developed.
It's likely going to be something similar to the IBM property, with a hotel and some apartments; maybe office space if needed.

Is that the parking lot? If they develop that, which is what it sounds like, that is going to frick up parking. I used that lot almost every time I went downtown.

Tons of potential in this spot. It looks terrible as a parking lot at the moment. I’ll be interested to see if he builds a new headquarters down there.

I heard rumors about Brown and Root wanting to lease space there.

With the pandemic, no one is building offices or hotels right now. And it looks like this was sold to a developer to eventually develop office space for the seller.

I'm sure it'll have a parking garage.

I doubt they could afford to build a new structure on that site either way.

Almost every new office building downtown has some kind of parking deck underneath or adjacent.

Download the spot hero app. It's a game changer.

It is pretty wild that that spot has looked like an abandoned construction zone for atleast 10 years. BR needs some new buildings for the 'skyline.' Is that law about not being taller than the capitol still in place?

So he has no idea and hope that the Four Seasons comes and wants to build a hotel
