Technically you can afford it, but I don’t think you’d be happy with the changes to your monthly budget.

I would stay in your current location for now.

Having that long of a commute would give me major pause, though. That is way less time spent with your family and just more stress for you overall.

It's not a one size fits all answer, but my 2M policy would result in my wife never working again unless she dramatically changed her lifestyle.

Not when they're all less than 5 and don't even have an adult sized bed. 1 (soon to be 2) is still in a crib.

also, no childcare costs? daycare + student loans are eating me alive but my wife takes home 3x daycare so she still works

I'd agree to consider this. Paying for a dedicated guest room is a waste most of the time. We had a guest room before child number 3 and it got used at most 2 nights a year. Once we had kid #3, the guest room went away. Now when we have guests one of the kids gets to have a fun campout on the floor of their siblings room or the guests can stay on a queen size murphy bed we installed in our finished basement that serves mainly as a media/entertainment space but also has a full bath. It works pretty well as a guest suite.

Funny enough, most people love sleeping on this massive, extra deep sectional we have and dont use any of the guest bed options (including my 70y/o parents).

We moved our kids to a regular size bed once they left the crib at about 18 months.

No. It is a finished basement entertainment space. it is not a bedroom. Its primary purpose is TV/Movies/Video games and open area for throwing balls and practicing golf.

Except when your guests are there and you have to change nothing about your family’s normal sleeping arrangements

For me, I lived away. Family came and kids slept in sleeping bags and we figured things out. After awhile, we just booked hotel rooms for extended family. Maybe your family comes more frequently so it may be an entirely different calculation for you.

No worries.

A guest room is great, but I would not let that decide whether I’d want a certain house.

She must be very sensible an frugal.

Walk me through the math.

2 million is enough for a wife and 3 little kids to get everyone launched?

2,000,000 divided by 20 is $100,000 per year.
I guess you’d have some return on unspent money, but she must be some kind of frugal.

I guess some fraction of the lump sum would double twice over 20 years so a 5% drawdown with normal market returns would give you more than 20 years. So let’s best case scenario that the unspent money makes 10%, but there could be dramatic declines any given year.

College?
Cars?
Weddings?

I’d put it in a Monte Carlo simulator as far as how to invest the insurance money.

My personal opinion is never buy a home that precludes you from Fully funding your savings goals. Opinions may vary, but that is how we’ve run our finances. Find a home that works for you and allows you to fully fund your retirement and investment accounts.

As far as any credibility I would have, my wife has been a SAHM my entire career and we have still saved sufficient to retire today and never work another day in my life, and I’m only just turned 53.

We live in The Woodlands/Conroe area and I work in downtown Houston. The commute sucks but you can easily meet your family’s needs without dropping $850k on a home.

He told the OP he doesn’t have a guest room and to just double his kids up in a room in a three story townhouse


And then proceeds to let us know he has an entire finished basement where guests can stay without interrupting what normally does on in his house. It’s really not that hard
