I just got a quote from Ascend Credit Union for 2.875% on a 15 year.
$5000 in origination fees seems a bit high though. Helps it can be rolled into the loan I guess.

quit putting feelers out and get serious. I locked rates for 8 hours straight today. I am not quoting people i am telling them to apply and lock before the rate goes up.
RATE UPDATES. Rates did move up today but made a slight recovery this evening. fixed. 15yrs are still coming in at 2.75 and most 30yrs are coming in at 3-3.125% on none jumbo products. These rates should be moving up over the next couple of days as the market continues to make up ground.
I know this board loves to shop for the best deal, that's a smart thing to do. In this crazy market if you wait a day it could cost you an 8th of a point on your rate. Remember if they are not charging you closing cost your rate is paying for you closing. GOOD LUCK everyone!

In the middle of my construction right now using a 1 close loan. Locked in at 3.75 30 for a jumbo back in October. House won't be finished until October probably and I called my mortgage guy today and he says we can't talk about a rate reduction until finished. Oh well, I've had worse loans before

I do not live in the South but I was asking to get a general feel for where rates are for a jumbo refi right now.
