Seriously. This whole thing just reeks of horrible idea. If you're not a farmer and don't plan to monetize that acreage, then paying 1 mil for land that likely would never get built up anyway is the height of foolishness.

So then what the hell is he gonna do with 500 acres? Is he assuming that whomever this neighbor sells to (if it's not him) would immediately build houses directly on the lot line? And shite, even if he did, take that mil and buy yourself some palatial place somewhere else in Arkansas.

This neighbor probably has a tough time stifling laughter watching the OP take this deal seriously. Guy will be making out like a bandit.

I agree, the OP has showed through his post history he's not nearly as savvy as he thinks he is. I personally just think he's full of shite and probably lieing about 90% of what he says, but maybe he got left a trust fund or something.

$3500 is pretty high. Good farmland is going for about $3k per acre. Is this ground farmable? Is it income producing? Dropping a million on land that just sits there is kinda dumb, but it's not my $.

You aren’t this ignorant are you? Are homes in the Chicago south side the same as downtown? Because real estate is about location.

I'm aware. But there's going to be less variation in cost when you're talking one rural area versus another rural area, as opposed to a most desirable major city location versus a least desirable city location.

You aren't ignorant enough to compare metropolitan real estate to two tracts of undeveloped land in rural Arkansas are you? Especially when the OP is claiming one is double the price of the other.
