I own several mobile home parks. One thing people are forgetting when they mention “buy a piece of land & put a MH on it until you can build” is that not all ordinances allow for MH’s. In fact many parishes are putting crazy ordinances in place to prevent people from moving MH’s in.
For those that say MH park owners are scumbags for jacking up the rent I say you clearly don’t know the industry. Insurance rates, property taxes, property upkeep, utility increases all have to be covered. When they increase then we have to pass them on to the tenants or it wouldn’t be a profitable business.
When grocery stores up prices they aren’t scumbags. They’re in business to make a profit. If you don’t like their prices then you can go to a different store. Same with MH’s. Every home owner has the right to move their house regardless of cost.

Depends on how it was built and if it was taken care of. I'm sitting in one right now that's 49 years old and solid as a rock.

We looked at some lake property that had an old mobile home on it. Wasn’t any harder to get a loan but the rate was higher.

My wife and I bought a mobile home for around $7,000 when we got married in 1974. It worked out great until we could afford to get our first house.

Mobile homes have a pretty large niche market for luxury now. Yes you still have the cheap arse single wides but they will still be 100k or more for anything like 3 bedroom or bigger.
There's 2 or 3 that are built here in Alabama and they have prices well over 300k, not exaggerating.

Pretty similar to what we’re doing currently .
We prioritized land vs a nice home and bought 12acres with a decent trailer on it .
I’ve already built a nice pole barn and big shop. Hope to build a house in the next year or 2 .
