I like the mountains and cooler weather. I'm good with seeing a beach every few years.

The city of SF is expensive as hell, but I have friends that live in San Anselmo and Fairfax which are about 30 minutes north of the city in Marin County and prices are more reasonable out there. Its still expensive but you can find a 3 br/ 2 bath in the 650k range which is about what a 3/2 goes for where I live in Dallas. And both towns have a nice downtown area and beautiful, mountainous countryside full of mountainbike and hiking trails. Santa Rosa and Petaluma are a little further north but both are cool little towns with semi-affordable houses.

I can completely understand that but I can live without cold weather (for long periods) for the rest of my life.

Agreed. For a place that's small, it has a lot to offer. It's a great place to raise a family. A huge water park, the 2 most popular rivers to tube on in the state. Canyon Lake is 15 minutes away. Plus a nice downtown bar scene. Along with another bar scene in the legendary Gruene. Which is basically attached to the north side of the town. Low crime rate. Hill country living. Plus it's close to two large cities. Fantastic deals on some picturesque real estate. You can go from Canyon Lake to Ben White and Mopac in an hour. Downtown SA in less than that.
I can see why people would prefer a big city but, NB is a fantastic alternative. In a state that's thriving.

Since you’ve never been to New Braunfels, I’ll explain. It’s the prettiest part of the state, from a landscape perspective. Beautiful rolling hills covered with scrub oak. Clear running rivers, huge lakes, for tubing, kayaking, watersports, fishing. Easy access to hunting. Lots of vineyards and wineries. Easy drive to Austin or San Antonio.
Great weather, except for 6 months it’s hot AF. Barbecue and Tex Mex. IMO it’s the best place to live in the state.

I live 30 minutes from BR and 45 minutes from Lafayette.
My commute is nearly identical (timewise) to my coworkers who live either in the city or in the direct suburbs.
One guy lives 3 or 4 minutes away, but that's it.
Zero crime where I am. Nice views. Peaceful. My only complaint is the absence of fiber optic. But with 5G tech and their laying cable right now, the problem will be fixed in the next few months.
So 30 minuted isn't exactly all that bad.
