The bottom line is the moving needle for the left is a communist revolution. That means they have a constant need to keep pushing for that goal and will keep going until they get it.

I’ve worked with lots of transplants from all over and they will be riding around in the suburban hell that is Houston and just glowing with a excitement.
Always made me wonder just how horrible the rest of this country must be.

Texas is a good place to live. The crime in metro Dallas is nothing like metro ATL. The schools are better, the environment is less grungy. There is tons and tons of stuff. The sheer amount of decent one off restaurants in Dallas is amazing compared to Atlanta (although I'd argue our dining/breweries are better overall). The service in stores and restaurants is miles better. The traffic sucks, but so does Atlanta.
The Texas cities are not as aesthetically nice (naturally) as Atlanta. And that is the biggest issue for me and a lot of Georgians I know. But with that comes some advantages too, like not having power outages because trees constantly fall on lines.
IMO Dallas is a clean, nice place to live and raise a family. Life is easy and life is good. it has a higher end upper echelon that Atlanta doesn't have.
I don't want to move there, but the argument for moving there is strong.

Dallas is a fantastic city especially if you live in the Park Cities/Preston Hollow/M Streets. The vast majority of the issues are south of I-30.

I think a lot of the metroplex (northern suburbs) are bland and unremarkable. But that doesn't mean they don't offer a really pleasant way of life. Especially coming from a place where the "felt" crime is high, even if the actual risk is pretty low (like metro ATL).

daughter(no pics,) went to private school but there wasn't a thing wrong with the public schools in our area(north Palm Beach county)

I'm not a fan of the suburbs at all. I've lived in Uptown and now HP and I love the fact that I can walk pretty much anywhere.

The Houston parking lot stereotype only applies to certain areas. The nicer west side neighborhoods have totally different scenery.

How is Austin a shitshow, specifically?
I mean, they have bad traffic but that’s a common problem for mid-sized cities with high growth rates (eg Nashville), and even many without high growth rates (eg Baton Rouge). Housing expensive relative to Texas, but housing is expensive everywhere right now.
Aside from that… schools are good, health care is good (for the US anyways), jobs growth is good, water quality is good, air quality better than the bigger cities, crime is relatively low, etc.
Just not seeing the issue, except that maybe you don’t like living around liberals, which sounds like a YOU problem rather than a problem with Austin.

Wife is from Dallas proper and her family is split between it and the burbs. Part of my objection is that I don't want to live in the suburbs or out on the edge somewhere like Lake Highlands, but we're not ready to spent 2M to get into UP right now.

Prices are crazy everywhere right now. Fortunately my fiance got this place 5-6 years ago and held onto it. You can find some decent prices in the M-Streets but then you're probably looking at private school. The big PC draw that drives those prices up is the school district.

Temple, Georgetown, and Waco are all 3 hours or less from Houston, Austin, DFW, and SA without living in big city liberal shitholes.
Haul to Brownsville would suck and I make that trip 3-6 times a year. As great as the people are down there, it’s just not where I would live.
