50-70,000-SF is the member only section. Total SF is 180,000, per the link above. Easily $30MM when you factor in land and other development (soft) costs. $30MM may not even get you a completed site & shell.

yes if its that big then it will be well into those numbers. i didnt read the article, my bad. $200/sf would be 36MM

Boy, I know you’ve never done commercial development.

I’m involved in a smaller project than this….not mine that I mentioned before….and it’s $31,000,000 and not nearly as nice.

I can tell you for FACT that not including land, a 25,000 sq ft. commercial building in Louisiana today is $4.5MM

I know this, because I’m writing the checks for that one right now.

That's on the level of membership at a decent yacht club or really nice gym. If they're going to charge that kind of cash, it had better be something more than just a couple of nice rooms and a keypad - weekly events, dedicated staff, etc... staffed bar and such. If you don't create some kind of community and loyalty, the membership will dry up fast. I knew some guys that tried such a membership thing in a big city and it disappeared in a little over a year.
