I bought my first home with my brother before we were married 1978. Bought 2400 sq ft home 40 minutes from downtown Houston. 73,500 at 9.78 percent. Thought we had lucked out. House had cracked slab and needed updating. It all relative. There are those that do; and those that don’t.

yea his post was a bit of a mischaracterization. they think house should be affordable because the same house would have been affordable to someone in an equivalent situation a handful of years ago.

Perhaps they are expecting a little too much from a "starter" home, much in the same way OP is delusional as frick saying there are no good sub $400k homes within 60 miles of Nashville.

We've owned units in East Nashville. Sold them because of the hassle of dealing with the types of renters that tend to rent in these areas (not paying rent, destroying property etc., all types of people). The rents are skyrocketing IF someone can find a place. Crazy here. You can't find a 2 BR usually for under $1,600/month. Usually, in nicer areas, it's more like $3,500/month and more.
In terms of ownership, your post is spot on. Hard working younger people (and we have some family in this boat) can't see a pathway to future home ownership. And forget the "live in the suburbs and commute" noise. You pretty much can't live south of Nashville for under $400k AND expect to work in own. The drive in sucks.
Wife's (no pics) placed some clients in new housing in the Hermitage area, but it's still minimally around $400-$500k for decent homes.
I do feel sorry for these kids. You're seeing kids with good careers, salaries for their age, priced out of the market. The issue is the influx of out of staters, and investment companies, buying up homes with cash offers, no contingencies, inspections etc. No inventory. New builds make take a year to complete because of labor and material shortages, coupled with huge demands.
I really don't know what the answer will be because this is happening all over the country.
