Its not the rate at all, its the buyers expectation.

Even back when I bought my first house 2008 we didnt try to go buy the most expensive house we could afford in the nicest neighborhood next to mom and dad.

Mom and dad are much older, you cant afford to live there.

Did I scorn you? Nothing like a scorned woman. My point was it would be much less cost to just dry in the starter home. Then you do the interior on the weekends, saving the labor.
