Homebuilders slash prices

The nation’s homebuilders continue to see weakening demand from potential buyers concerned about the broader economy. As a result, they are cutting prices at the highest rate in three years, according to the monthly builder confidence survey from the National Association of Home Builders.
Builder confidence in July rose 1 point to 33 on the NAHB index, a slight improvement. Still, anything below 50 is considered negative sentiment. The index stood at 41 last July, and it has been in negative territory now for 15 straight months.
The slight boost this month came from the recently passed budget act, which provided some tax relief for households, home builders and small businesses. Mortgage rates, however, have been hovering in the same narrow, elevated level for several months.
“While this new law should provide economic momentum after a disappointing spring, the housing sector has weakened in 2025 due to poor affordability conditions, particularly from elevated interest rates,” said Buddy Hughes, NAHB chairman and a builder from Lexington, North Carolina.
That’s why 38% of builders said they cut prices in July, the highest share since the NAHB began tracking the metric in 2022. Just 29% were cutting back in April. The average price reduction was 5% in July, where it has been every month since November.

As someone that used to work in the construction field years ago I usually side with them because I saw more customers be absolute nightmares with haggling and not realizing the work that goes into building a house (the right way no cutting corners).
But after contracting out to build my own house I lost a ton of respect for the people that were so obviously raising prices bc everybody else was or not showing up when they were supposed to because they could given the demand. Don’t feel a bit sorry for them that that other shoe is falling.

Have you seen the new developments these builders are making? Houses stacked on top of one another. Not sure about others on here but that's not appealing in the slightest

I'm in Huntsville/Madison, Al. and multifamily housing is going up like there's no tomorrow. A number of developments are way behind in their occupancy projections.

Doubt that was the demographic they are looking for. These are some expensive rents in upscale areas.

Nonetheless, the headline seems wildly misleading. When I hear “slashing prices” my first thought isn’t 38% of builders now provide the same 5% discount that 29% builders offered last month.

Pretty much all new single family homes in decent areas (good schools) around here are close to $700k-$800k+. You have to get a bit out to get to even say the $500k-$600k range. I dont understand how people are buying those up in this interest rate environment personally.

Ha, frick this guy...it's not hard to show that in many places actual prices are well up over historical prices. Not surprised it's coming from a builder.

I wish they could build up more single family housing as I feel like those areas stay nicer for longer.
