Something snuck through Home Inspection-Get a Home Warranty?

Moved into a new house a little over a year ago. My family loves it and we are comfortable. Today, the AC/Heat company on contract came to do their bi-annual check up. I have two units-one in the attic upstairs, and one on the side of the house.
The home inspection we had done before moving in late 2024 said “AC Unit replaced two years ago.”
The one in the attic was indeed replaced in 2023. However, the outside one is from 2010. The guy even showed me. He also said it would be smart to replace it. He sent a quote-only $8,200. I’m a bit peeved this wasn’t caught in the home inspection.

My question is-if I go purchase a home warranty where I pay a few hundred bucks a year and the outside unit craps out, say in a year, will the home warranty buy me a new one?
Also, will the home warranty company come out and inspect everything first before agreement?

Home warranty company will band aide a wet turd to get out of replacing equipment. If they are forced to replace, expect the cheapest option possible. They are OK to use when you don’t really have options, (new to the area and don’t have any knowledge of local contractors or just new to homeownership in general) but avoid them if you can.

I'm kinda confused here.

Do you have 2 condensers outside or just one? The unit in the attic, where is its condenser? Could they have just replace the cooling unit in the attic and not the condenser?

The way you phrased it the inspector is saying it's a single unit?

Either way, if the inspector said the entire unit was replaced and he was wrong then the inspector might be on the hook for missing it.

You've been in the house a year, if it goes out it's on you. If the unit is working fine, then there's not really an issue. Good luck getting any recourse over a year later.

Home Warranty companies are trash, I would stay far away from that

Agreed….my home warranty said there was nothing wrong with having to add Freon every month at a cost of $85 dollars to me…additionally, if they were to replace it, I wouldn’t have had any input on the replacement unit.

I dropped that bullshite with quickness.

Home warranties are junk. If the HVAC works fine move on with life. Yeah you’ll probably have to replace it in 3-5 years but that’s a good lifespan.

HVAC’s don’t just ‘need replacement, they rarely do. It’s like a car, once they get old and need a major repair people just replace them. But you can usually just repair them for $1-3k and it be perfectly fine for a couple more years. HVAC techs just love to suggest replacements for your convenience. Now to be fair, a 2010 maybe tough to find some parts on.

Do all home purchases usually dictate replacing an older AC thats working? That's new to me.

I have never had a home inspection or home warranty benefit me.....the small print eventually wins.

After my dad died, my mom ended up selling the house. It was too much to keep up.

Had the home inspection and it was all fine according to the report.

Later the new owners discovered part of the roof was leaking and had rotted the flooring under the wall it was running down.

The inspector was on the hook for the repair.

Mine didn’t. A couple years in and we were replacing the unit. I will say the new one was so much more efficient it paid for itself in a couple years

You are probably screwed. Buying insurance/warranty on a device you know is most likely to fail will mean the insurer isn't going to take on that risk.


Our experience with home warranty company:
When we bought our current house the sellers included a 1 yr home warranty. At 10 months of living here our ac crapped out. The mechanic came out and found the compressor failed. The warranty company wanted to replace the compressor only. The mechanic told us this and said he would do what he could to have them replace the whole unit. A few days later he messaged us saying the agreed to replace the whole thing. He's still our go to ac mechanic.
