Why isn’t the Pensacola metro area a larger city than it is?

It’s in Florida, so it benefits from the state laws that the big cities in Florida contend with…. Beautiful beaches… Historical center… exceptionally large harbor to build a competitive seaport… railroads in multiple directions…a lot of military… 100-200 feet above sea level

I’d like to know the answer to your question as well. I always thought that I’d end up retiring somewhere between there and Destin.

Because the panhandle is ratchet.

Gulf Breeze and eastward is growing, but it’s primarily retirees and military.

The bulk of the metro is not on the beach. That’s like 10 miles away.

Good question, i have always liked P-Cola .. though im more of a Navarre guy myself .
Pensacola is nice though, and doesnt seem quite as trashy as places like Panama City or Myrtle Beach .

Yes and no.
I dont think it’s a ‘south FL vs north FL’ thing as much as it’s a Gulf vs Atlantic thing .. imo the FL Gulf coast beaches are among the best in America, including Hawaii.. im not talking about to look at, or the ‘scene’ with bars etc.. im literally talking about the fine white sand and clean warm water .. my personal favorite is Siesta Key which has many times been voted #1 beach in America .

It’s growing very fast. This entire stretch of the gulf coast is. Gulf Shores through Panama City is experiencing a huge boom. We live in Foley and it was just named a top 10 town to move to along the Gulf Coast.
