How profitable are gas stations?

In an area with a ton of gas stations, people will build more. Some are very nice and expensive to build. I'm assuming they must be very profitable, I rarely see a gas station that goes out of business, unless deep in the hood or rural area.
Also, why are so many foreign owned? Do they overpay and previous owners sell because the price is just too good to pass up?
In my community the BOS will sometimes deny permits for gas stations (due to public outcry) because the gas station too close to others.

Pretty sure foreigners get major tax breaks and work the system. There’s becoming fewer and fewer American owned gas stations unfortunately.

I live in a somewhat rural area. About 20 years ago, a guy owned one behind my house. He sold it and opened up a tobacco shop across the street bc he only made money off selling cigarettes.
This was not a “nice” gas station though and this was when my county was still dry. I’d imagine the nicer ones selling alcohol probably do well. But idk that they really make much off the actual gas. Mostly off the “convenience” part of it being a convenience store.

A friend of mine’s family owns one and they also own a fuel distributorship.
He said they don’t make much money on the retail gas. That’s just to draw you to the store to buy the cokes and snacks at great margins.

I doubt many are very profitable. If they were, Americans would be running them instead of foreigners. It’s likely that most of them just provide a living for the family that runs it and provides most of the labor.

I’ve known a handful of Indians that ran gas stations and none of them owned them, they just rented the space and ran the store basically. Not sure how normal that is.
But I do know working with some other business ventures, the reason there’s so many Indian owned gas stations is because there are a bunch of Indians. What foreigners will do is build a business model and then sell it to a country man of theirs, there’s ways they can emigrate this way. It’s also a known model so it’s easier to share with your friends and family to duplicate.

Saw a deal the other day on gas stations not displaying prices for items in th store. They were suggesting they profile the buyer and mark it up accordingly.
Pretty shiesty.

Can tell you the one at the corner of Roswell road and powers ferry in Buckhead was netting about $2mm a year back in 2016 when I financed the renovation. Fast forward to today and all real estate in that area is now triple the value

Eh, I don’t know enough to speak to tax breaks, etc. But it’s a lot like hotels and nail salons where when someone of a certain ethnicity arrives here, they naturally get funneled into some of these industries because their community already knows all about how to be successful in that one thing.

Lots of entities do this.
Uber charges different people different prices on essentially the same ride.

yup. profit margin on gasoline sold is 1-2 cents is my understanding. it’s the crap inside where money is made.
hence why ExxonMobil no longer owns any of its own gas stations in the United States.

My great Uncle owned one in what was once a very rural area in Jenison, AL called the “Land Mart” he made a ton of money.
