Instant renewal with rental properties...anyone ever experience this?

I had someone say they had signed a rental agreement years ago and didn't get their deposit back because there was an instant renewal clause and they gave their notice around the 14th month, which broke their contact.

I have never heard of this. Has anyone else experienced this?

Typical/default is month to month after original term expires but I imagine you could have a renewal for another year term in the lease contract.

Many leases has a automatic renewal. Usually 30 day but could be more. Have to give 30 day notice before lease ends to stop the lease agreement.same as they would have to give 39 day notice or then canceling lease or a change in lease such as price.

Pretty much every place I lived in college required a 90-day notice.

I’ve never heard of a place that didn’t require at least 30-days.

Not so much an "instant renewal" as an automatic one. And you don't give notice on the 14th that you're moving at the end of the month.

All my leases automatically renew for the same rate and terms unless a 60 day notice is given. Clearly spelled out in the lease, and highlighted for a reminder.

Some dunderheads just forget.

Some go mtm, some auto renew for like terms. Last company I worked for had an auto renew at like term. It’s usually right at the top of the lease, though.

When I was renting in BR while at LSU, if you didn't give the 30 day notice prior to the end of your lease, it was renewed for another 6 months.

Da fuq? A lot of shite can go down in 90 days. I understand 30 so they can get a new tenant lined up and plan to do renovations between tenants but 90 is asking way too much.

Whenever you sign a lease, put the notice dates in your calendar with at least a 10 day alert.

Will save you a ton of grief later.

I didn't say they gave a notice on the 14th of a certain month. I said they gave a notice during the 14th month...2 months after a year lease.

That's pretty universal when renting commercial space of any kind but for a residential lease it just seems basic courtesy to ask the renter about their game plan as the lease nears the end.
