Looking to purchase a home warranty (will opt for whole home to include AC). Anyone have a good recommendation.....or companies to stay away from.
Thanks in advance.

My recommendation is to stay away from all of them. You can call your home insurer and ask them about "equipment breakdown coverage" which offers same type of coverage but WAY cheaper. And by same type of coverage I mean pages and pages of ways for them to avoid fixing or replacing stuff.

All of them. They aren’t warranties for starters, they are all for profit insurance policies. Their goal is to make money off of you. It’s better to self insure in this case.

Don't do it. You'll come out better putting $100/month into a "warranty" account at your bank.

If you must, I had one purchased for me by the buyers when I bought their home.
Old Town Republic Home Warranty.
When the above range microwave went out (nice $200/$300 stainless) they replaced it with a $1500 luxury JennAir.

Generally you should only have a home warranty when you buy a new house (comes with most new construction homes) that last a year.
As mentioned above, you would be better off putting the money that you would pay as a premium into another fund. It's all out there to make money on you.

Bought a house Jan 2020, seller included home warranty
Day 1 noticed fridge wasn’t cold
It took almost 6 weeks to get a new fridge after 4 service trips from 3 different service companies
A few months later the oven went out, didn’t even bother with warranty company

An inspection on the house I was going to buy said 1 of the water heaters was in terrible shape and needed to replaced immediately. Owner’s home warranty company looked at it and said it was fine. We bought the house and a couple of days later, the water heater blew. It was in an attic above the garage. The water did a lot of damage in addition to the heater itself. Our home warranty company (the same one the seller used) said they wouldn’t cover it because the water heater failed because there was a roof leak that caused water to pool on it and rust it out or some other BS reason.
Our realtor threatened them and they ended up buying a new water heater.
Don’t waste your money on a home warranty.

I never signed up with any of them because they insist on being named a beneficary on my insurance. And they won’t pay for all of the support items.
Thats why you see alot of cooling coils changed, and the old plenum still there far from being a correct fit. Pieces of duct board taped all over, whole bucket of mastic painted on.
No, not me.

I only insure what I absolutely can’t afford to replace.

had them from when I bought my house, seller paid for it.
Was able to use them when one of the AC units were acting up outside + when the refrigerator had an issue.

We bought one since our house was 50 yrs old. So far, they have replaced the overhead garage door, refrigerator compressor, outside AC unit. Feel like we have broken even in our instance.

How much did you have to come out of pocket for the outside AC unit?

I bought a house, 20+ years ago, that included a home warranty. Within a year of moving in, the HVAC went out. Contacted American Home Warranty and that's when I discovered that I was forced to use whatever company they contracted with. The HVAC company came out and said the outside unit was shot, had to be replaced. The warranty only covered the broken unit, and the HVAC tech said you couldn't hook up their new unit to the existing air handler. So I ended up being out of pocket a lot of money and got cheap, bare bones HVAC.

I had a policy through American home shield for a year or so when I purchased my house. I found theat the companies that they hire just don’t do the quality of work that I would like. For instance, they insisted on continually adding Freon ($100/trip) to my 20+ year-old air conditioning unit instead of repairing the leak.
Needless to say, I no longer have a policy with them.
I agree with the others in saying that you are better off putting the money you spend on premiums in an account for home maintenance.

Stay away from 2-10 Home Buyers Warranty. Buyer beware.
You do better with an annual service/ maintenance agreement with your HVAC contractor.
