Termite vs moisture damage.

Started noticing paint in a corner of my wall looking funny for a few months. Pushed it in with my finger. Started to cut it open and this is what I have. I know the house had termites that were treated in the past. Feels like previous owner hid this as I am not even finding any drywall in this area.

Doesn’t really look like termites, but not saying there aren’t any. Looks more like old dry rot

I think the lack of tunneling makes it look like rot to me.

Old termite damage. Verify you have monolithic slab. Check perimeter of slab and keep it exposed to check for dirt tubes.
If near a bathtub, check the trap. Make sure you have no moisture problems. Formosan do not need ground contact if there is a leak for moisture source

Contractor said the same. He seems some problems on the outside wall/brick where moisture might be coming through. We're going to get the roof checked first, fix problem areas and put moisture meters in the walls and check them especially when it rains before fixing any of the interior.

That is a good plan. Reticulitermes are native termites. They rely on ground contact for moisture. Formosan are bad news. They can live and cause massive damage with minimal moisture from any leak or moisture source.

when you get it figured out please post results. I can't figure out exactly what your picture shows. It looks like wallboard directly on rotted wood. Is there no wall cavity? Another thing you might have had is carpenter ants.

That wood is the 2x4 studs. The drywall in that spot sort of evaporated over time. Will post back. Might be a bit of a process. We think it's coming through the bricks/siding above windows outside. That corner is attached to my enclosed patio and contractor says above the windows the siding is done wrong. +Some cracks in the bricks in that spot.

Roofer just came. Previous owner put a roof on and didn't install any drip edge. Water coming through attic where drop edge should be. Quote to replace roof will be around $20k.

What is the condition of the roof ?
Does it need to be replaced ?
Can you just install the drip edge and make necessary repairs ?
I wouldn’t buy a new roof just because someone neglected to install a drip edge.

It's pretty old and probably needs replacing.
