We’re getting new photos done- but there’s a ton of content out there on the home. A couple realtors have showcased it and done video walkthroughs of the floor plans.

2 bed, 2.5 Downstairs including the master.

Upstairs has 3 bedrooms and 2 of them have on suite full bathrooms.

The prices in St. George are increasing daily. In 5-10 years it will be unrecognizable. Apartments will be the only option, unless you’re very wealthy. Prarieville has maybe 15-20 years and it will be the same.

You are probably right.

I looked at buying a rental there last week. IRR didn't meet my requirements, but I was impressed with the house and the price. The darn thing had a signed offer almost immediately after I viewed it too.

The ventilation pops up from the back of the stove out of the island (it's visible in the pic), I've had similar. But I still would sear outside just because of the splatter.

Yes, ventilation pops up from island and vents under the floor to outside.

I cook a lot and never had an issue with ventilation not being effective unless I had a large gumbo pot. Ceilings are 11ft and air moves well so it was never an issue.

If you have sear or cook something that smokes alot - you have a grill and burner right outside on the patio.

I saw your house online earlier and liked it but when I looked more carefully it had too many odd features to go see it. We live in BR and in the market but not in a hurry with current interest rates. Dishwasher, sink, cooktop on islands, brick area in front yard seems out of place, wife feels unsafe if garage not connected to house. Please don’t take offense. It is still a nice house but if we are going to move up and take on mortgage we want something better than we have now in terms of both size and layout.

No offense at all. The house layout is how it was built in 1997... I can't change it. It's just in a weird price bracket. We could make some significant upgrades to the outdoor space (covered patio and connection between the garage and home), but the asking price would be way higher.

We had 2 kids in this house and absolutely enjoyed living in it. Wish we could have taken it with us when we moved....and then sold the lot of Highland for $600k

Not sure if the pics in the link are the new ones or not, but I would recommend a few things just based off of those.

1.) Remove the master bedroom picture that has the house next door through the window. It makes it look 5 feet from your bedroom window.

2.) I would personally yank the two sago palms flanking the brick steps and just load those little beds with pansies or just a few easy bushes (like Drift roses). The palms are very 1997, if that makes sense. Then take a new pic and sub it in.

ETA...Now I'm completely confused. On Google earth, the palms are gone but the steps are white? Also, in the listing photos, it looks like there is no fenced in yard at all, which is a no-go for people with a dog or kids. Did y'all remove the fence? The side pics of the house are some of the prettiest views, in my opinion. Not sure why that was left off of the listing photos. Also, the lake next door is very pretty. It seems like that should be included.

It’s going back on the market today - so standby for new pics.

The pics you have been seeing were the listing in 2019 on Zillow or our initial listing back in April (realtor.com)

its not your house its the market. There is no movement on the top end of the market in baton rouge right now. Interest rates are your problem. I hate to say it but unless you have to sell that home you will need to sit on it for the next 3-5yrs

How close are you following the market in BR? 3-5 years in bit hyperbolic.

Real Estate is bubbly, and current rates don't help, but this may be also a BR market problem. I'd guess your place in Atlanta would go closer to your original asking price.

Just a heads-up though. One of the listing services not named Zillow gets pretty specific about owners names, loan amounts, etc. associated with an address.

This looks a million times better than that first link! The decor is also so much better, and the pictures in general are just warmer. I love that it shows a fenced backyard, the outdoor grill, the master closet, etc. Much better set of pics. Good luck to y'all!

I follow BR real estate just wanting to know what's going on back home and we get a lot coming over here. Things are slow in a lot of places but a girl I follow is doing a good bit but in the $4-500K range.

21yrs as a mortgage loan officer. Since 2022 the homes with the most time on the market are homes over 500k. The baton rouge market is 80% first time homebuyers. Rates are not going down anytime soon. With all that said with the current price range of the OP's home its going to be a tough road. Hence why i said unless he has to sell this home its best to sit on it.
