I just locked 2.75% with $4200 lender credit on a 30 fixed VA.
Really thinking about the 15 yr fixed rate and mortgage.

I refinanced 2-3 years ago 30 year loan to go from 5 to 4%. If I can get down to 3% I wonder if that’s a bad idea since I just refinanced a few years ago. With Wells Fargo and will be in this home at least another 10 years. Have been here 11 years as it is

Rate UPDATE: Today the rates are back to the lowest point i saw last week. They are not getting any lower guys i don't care what the FED does. There are investors actually raising there rates because they can't handle the amount of volume being locked. The nationwide system called Optimal Blue that allows most banks and lenders crashed this morning. I need a drink

LENDER here as well and i agree. Our pricing site just crashed too. This is crazy!

This matches what I'm seeing. Mortgage rates are at the same level as last week even though the 10 year has dropped 50 bps.
Having a hard time finding 15 year mortgages lower than 2.75% (no cash out) or 3.125% (cash out). If anybody can find a better rate than that (and not some special deal like Navy Federal Credit Union), please let me know.

Locked in 25 year refinance at 2.875 this morning. 30 year was at the same rate

This is on a new purchase and not a refi.
Was offered 3.125 this AM on a 30yr fixed Jumbo- no points, no origination fee.
I'm waiting to hear back from another lender before I lock them in.
