Shhh, Mexico Beach is a great vacation spot we enjoy. Don't want it to get 30A'd.
The taxes, insurances, summer heat, and threat of storms would make me look elsewhere.
Personally, my answer to the OP question would be places with a mild summer and a high degree of connectivity. Places that are hard to access just don’t boom IMO.

The land just east of downtown Houston. It has gone up in value already, but there’s still room to grow. 30+ year horizon.

Jasper Arkansas. Johnny Morris is working on a park called Marble Falls that is similar to his Dogwood Canyon park. Going to bring alot of tourists into the area. The sons of Sam Walton are also working on a huge mountain biking park in the area. Should be lots of growth when they both open.
_______
Good answer. Potential of high returns for anyone with patience.

I Looked up the Zillow prices, not exactly "cheap"
Seemed about average prices.
Maybe im missing something.
This is a great post though
Ill be doing a lot of research, Because after the new year, I should be finished with these 2 houses, And will start looking else where, just to buy and hold. Honestly.

East of Huntsville, AL anywhere within an hour or so. Property in Jackson and DeKalb counties will likely skyrocket in the next 5-10 years.
Its not super cheap right now...but I agree will get more $$
