When we evacuated Lake Charles after hurricane Rita, this was the first stop in Texas that had power. That’s all I can contribute.

As someone that lived in CL and now resides in Pearland/Friendswood area...that's helluva drive that I would not desire. Now I know nothing about the Mont Belvieu area, but there has to be something closer than Clear Lake.

Mont Belvieu is definitely nicer than Baytown. They have a brand new heb right off of I-10 and a bunch of other stuff popping up. The further away you get from Baytown / East side the nicer you get. Close to great fishing.


Another option is Dayton. It’s a small town north of MB. These are decent places but I think you’d like Vidor the most.

Your best resource is the HAR website. The map function provides the best real estate search feature I have ever seen.

As for area in general, if you want the larger suburban area with all of the amenities of a white flight type area, the new grand parkway section (Hwy 99) to hwy 146 will get you south to the Clear Lake area in 20-30 minutes. They are also well into construction of revamping a large section of 146 at the Kemah bridge which will SIGNIFICANTLY improve traffic through that area around Nasa 1.

Personally, I would check out the Barbers Hill to Cove area. Its a lot closer, new access roads with new construction and a lot of homes in that price range.

Plus in the next 2 years or so, grand parkway will be complete from I-10 in Katy all the way around the city to I-10 at mont belvieu. Making it a mega loop. The 3rd in Greater Houston. Very convenient. Most stretches of it have a speed limit of 75.

There are even more open arms along with a shortage of teeth in Double Bayou and it is closer to MB than Smith Point but I digress. We have a duck/fishing camp there.

Also, to the OP. Anahuac is starting to build out at the Hankamer exit. Never thought that I would ever say that because I had always prayed progress would stop at the Trinity River.

used to guide in Winnie/Anahuac...there was a smith down in Smith Point i'd take my A5 to get cleaned, fixed, etc. quite the character, but driving through town was...disconcerting. they knew i wasn't from there and everyone seemed to either have a warrant or need one.

we'd gorge on oysters while my gun was being repaired. that made it all worthwhile.

Do you have a family or single? That will determine everything. Barbers Hill ISD is a great school district. If no kids, Seabrook all day.

yep. I have friends in Mount Bellvue and their house is nice as shite. 5000sf with huge yard, pool etc. They live in one of the only neighborhoods thats not fully planned and were able to build a custom home.

If i am not mistaken MB has a good tax rate too.

I personally perfer the south end of League City, Clear lake area, freiendswood areas better, but MB isnt bad especially south of the interstate. I dunno about school districts though as MB wasnt an option when i was going to be moving to the area.

Depends on where in MB. Over towards the interstate/Grand Parkway and golf course, I am pretty sure that is Chambers County. Almost positive. Going toward Dayton, probably Liberty. You just don't want to be in Harris County and I think some of the West part might be Harris.
