What I hate about that whole Nicholson Drive area is how scraggly the area vegetation and roadways look. I feel like I'm in St Rose or Harvey when I go there. Everything looks trashy AF and then you pull into this beautiful neighborhood.

No. What happens is people move out of once decent areas into the new areas. Then the old areas turn into War Zones. But, the developers get really wealthy and they donate a lot to the politicians when they run for Mayor etc.

Its weird because of that railroad track that keeps development on the east side of the road. There's a huge right-of-way for the street with nothing on it but a narrow two lane road. Then one side of the road is very nice and well maintained. The other looks kind of like a woodland/grassland savanna mix.

That stretch should be prime real estate based on its location but nothing has ever happened there. I guess that water treatment plant doesn’t help.

Mike Wampold has just started on a massive phase of his overall Harveston development along both sides of Blubonnet. It is supposed to include residential, retail/restaurant, and office units

How many households are grossing $250k+ and are also in the market for new $500k-$800k homes?
I’m guessing they will get bought up though with a bunch of families overextending themselves so they can have the latest and greatest.. it’s the Baton Rouge way.

Another large development in the flood plain, but I will bet Enquist gets his passed where others failed.

It’s in the flood plain. The location is fine, drainage and traffic are the two big concerns. Plus there aren’t schools close by.

THat whole area is gonna be just homes. The preservation is adding I think 1000 homes. Then you have the subdivision by the walmart on Burbank that is being built and now this. And then the subdivision on Burbank by Siegen that is still being built. I dont know where all these people are coming from.
