Tennessee, relatively easy pick for me.

The weather and topography win out.

Honestly, I couldn't live that far from saltwater fishing. Even Dallas is too far from the coast. And duck hunting. I would probably have to move closer to Memphis for TN To even be an option for ducks. And then golf. While Houston becomes the pit of hell in the Summer, at least it keeps a bunch of people off the course in July and Winter golf in Houston is amazing cause it is usually in the 60's. And not bad driving back home to LA when I want to slum.

We lived in Knoxville for 14 years. That area is a great place to live. You are pretty close to Nashville, Atlanta, and Asheville for weekend trips.

Housing costs in DFW are too damn high, especially in the northern metroplex.

Honestly seems like half the land north of Frisco along the highway is already spoken for with development planned for the next 20 years

Outside of Knoxville. It's pretty much the same as Kentucky.

If I didn't mind the cold, I'd choose Knoxville.

Tennessee. Texas is GREAT but it is a lot all of the time...a lot. An hour in any direction from Dallas is a HEAPING PILE all of the time. Traffic, people everywhere, its just a lot. Tennessee, on the other hand, is just enough without being waaaaaaayyyyyy too much, in my opinion. Dallas is great and far better in every way than Knoxville, there really is no comparison, but it is a LOT to take every day. Houston is as bad or worse. San Antonio might be one to consider...an Hour in just about any direction other than toward Austin would be alright.

Larry Fleet actually sang about this. He's my favorite country artist. And it's a good song.

Try Texas

One is beautiful and the other isn’t. One is also a little cheaper cost of living than the other. East Tennessee is one of the best places to settle down in this country. The scenery alone should make the decision for you.

Dallas is geographically just a bad location. You get the hottest summer and some really cold winters. You’re too far from a beach too.

f you were picking a state to pick up some land to put down roots ~1 hour from a major city, would you rather be outside of Dallas or outside of Knoxville?

i live in TX and this is my answer. Hour from Austin, Houston, or San Antonio is a different answer.

not that all of those would be better than outside knoxville or nashville, but they would be better options than anything an hour from Dallas.

Texas but not around Dallas if I could help it.

Within an hour of Houston is more me, as a lot of people I know are or were in that area including a BIL.

South/Southeast from Dallas

That puts you somewhere down around Corsicana or maybe out towards Athens, though that's a bit farther than an hour. As far as the landscape, it's a transitional area that's not really good forests like farther east and not the cross-timbers farther west. You're not in the rolling country SW of DFW, but there is some topography. Land prices are kinda crazy though.
