Taxes on $650,000 with homestead exemption is estimated to be $8,188.10 and without homestead exemption $9,146.15

I reviewed two of the houses I sold on the assessors website: one went up $18k and the other $32k which are both extreme but as bad as many others I looked at.

From what I can tell, it looks like the assessed value is roughly around 10% of the market value?

Just checked mine. My assessed building value was increased to match the sale price of my house that we bought in April. Roughly an $1,800 increase in property taxes vs what the previous owner paid last year using the estimator.
It says “2023 Uncertified”. Will be bringing this up Friday when we apply for homestead.

I get that the assessor is supposed to only use comps. But Why are sale prices not a valid way to determine home value? Otherwise the values are arbitrary.

Because sales price, especially recently, is greatly affected by cost of borrowing. New Orleans real estate was through the roof between 2020 and May 2022.

Did some sleuthing. In my neighborhood, houses purchased after 3/31/2022 had 2023 assessment increases to equate sales price. Anything before that date had the assessed value return to 2021 assessed value as we were told would happen post-Ida.

Ah. Ok. So what are comps based on then? Just…other comps? They seem arbitrary.
