I'm putting an offer in on a house in Seattle today. We're going 8% over list and are pretty sure we're going to lose it to either somebody going 20% over list or a straight cash offer. It's insane

Good luck man. Hopefully you get it. I have a friend who owns a real estate business in the area and is just blown away at what's happening right now. I'm really worried that Seattle will go the way of Vancouver, BC and San Francisco.

How are people in Bend?

I have nothing against people in Oregon and love visiting the state, but the people have always seemed more uncomfortable with social niceties and the like than we are here.

If the weather we've had the past few years is the new norm, it's inevitable. The overcast months was the only thing keeping people away.

No, my friend. Just genuinely curious. I love Georgia.

If you require "societal niceties" you probably wouldn't care much for it. Lots of ex hippies, outdoors types live there. Formalities aren't required and social status really isn't a huge deal. If found this to be fairly typical of towns along the Casdade corridor up through Alaska.

What you said is a big reason why we moved here.

We had the option moving from NO to Dallas, Austin, and maybe Houston if we kept trying.

The fact that the money was more than enough to compensate COL changes plus good public schools basically any where in the city made it very attractive.

So what if property taxes are over 10k year, I'd be paying 8k a kid for private school for two kids so its a wash in many ways.

Eh, not really what I meant. I like the pleasant social nature of the Southeast. I'm not saying I couldn't adjust to something different, but when I'm traveling in the NW and say "man this is a cool place huh?" to someone in a store and they look at me as if I just pulled a gun on them, it's always interesting.

Gotcha. Bend is a friendly place, it's much different than say Seattle. I've found Seattle has attracted a lot of very cold people lately, it's not the warm city is used to be.

In that regard, Bend is a lot like Juneau.

Go visit Tacoma if you want to get the old Seattle vibe.

Probably so. I don't spend a lot of time in Tacoma though.

Surprised no one has mentioned Fayetteville, AR. Good economy, mountains, etc.
Not my cup of tea but surrounded by people that constantly brag about the place.

It'll be a totally different town in 10 years. It's been discovered by the Seattle types seeking cheap rent. Still cool right now but new condos are going up all over the place.

Warmer people than in Portland (which has friendlier, more accessible people than Seattle, which really says something about Seattle) but still nothing like the South where if you have a decent personality you can make a new friend in the checkout line. In Portland they're just like I said, spaced out, sort of like Pod People. Not really mean or anything, just not "awake". In Bend they aren't Miss Congeniality but they definitely feel like real humans.

The property taxes are astonishingly, almost unbearably bad. But, as you pointed out, if you look into it and do the math, you actually come out ahead compared to paying for property taxes + private school somewhere else.

I've seen you post this in a few threads. The PNW made quite an impression on you.
