Despite the recent shitshow, New Orleans has improved a lot since 2010. Still has a long way to go but there's been positive change.

Destin and SanDestin (Miramar Beach) area has really grown since 2010.

There's a few in the Northwest like Boise and SLC. Seattle and Portland were always like they are now it's just way worse from what I read.

You just have to look at where people are leaving from there's obviously something different about California and New York if they are driving tax payers out.

I thought downtown was kind of dead compared to 10 years ago? Mid City certainly has improved.
