Zachary and Central have rapidly declined in the 20 years I have lived in the BR area

BR changes fast - I remember driving up to BR in the early 1990s and thinking Cortana Mall was cool - then the new mall was built and by 2000 the area by Cortana was pretty crappy - especially with the new stuff along Seigen and Corporate

The average houselhold income in Zachary is still higher than Central and West Feliciana

I'm not sure what that means?

Maybe Zachary has some years before it "becomes" Baker

West Feliciana Parish is actively working to do everything they can to block this. Overwhelming support to block any chances of PUD development. Only people moving there better have deep pockets.

Inside the city limits of St Francisville may grow a little but there is limited room and they won’t incorporate anything new because they would have to take in a large Sec 8 area

What’s the matter? Can’t stand the thought of little Johnny going to school with black kids? Then move away. That’s what happened in Baker, which was majorly white when I went to school there in the 70s and 80s. White flight to Zachary, Central and Livingston made the demographics shift. If only white people could figure out how to accept integration maybe things wouldn’t be so terrible.

Ascension is starting to feel the impact as well. I lived in this subdivision for 5 years and never had a single problem... over the past year or so I've noticed more culture moving in, what appear to be families of 8-10 living in 3-bedroom houses... this past summer we received multiple notifications from the HOA about trash being left at the pool, loud music being played at the pool, etc...

1) good people (regardless of race) “this place is going to shite, let’s move somewhere else and start over”

2) good people create a community with low crime, good schools, etc

3) bad people (regardless of race) “why them people got it so nice and our community is shite?”, so they move en masse to the good people’s community

4) good people’s community turns to shite

5) rinse, repeat

I keep waiting for this to happen but it hasn’t yet. I know every place eventually declines. But for now, new businesses are still rolling into Zachary. I know some fairly well off families that are still moving in.

Traffic sucks though. It’s not a small town anymore. More like Gonzales north. Not that appealing to me.

I’m not in St Fran, but my buddy kept his daughter out of West Feliciana High for her last years in school due to the “snow bunny effect” at the school. He never said if violence was an issue at the school.
