Anyone ever bought a camp house on leased land?

Been looking for a camp on lake with waterfront for awhile. Most that I come across are only purchasing the structure and the land is leased. Really worries me to invest a sizable chunk of money when the land could feasibly be sold out from under me one day.

Have an attorney look at the lease. How long is the lease? Are there other camps on the land? Have they changed hands in the past? Do they seem to hold value on subsequent sales?

Gonna have to pay cash. Can't usually mortgage a camp if you don't own the land. Would need to get a higher interest loan.

Land owner owns properties all around the lake and leases all of them out. This is only camp that would be on this particular lot. Current owner of camp house had a 15 year lease that just expired. She is on a month to month with land owner until she sales and new owner will enter new lease agreement. She was paying $700 year but hav been informed any new lease will go up to $800 year. It’s a one bedroom/bath with open kitchen and living room with a small sunroom on lakeside of camp that could be used as additional sleeping space. About 800sf. Also has large covered rear porch facing the lake. Property has a separate utility shed to store mower etc. Has a long pier but no boat house. Woods on one side and another well kept home on other side. They are older couple that live their year round. Camp house is in good general condition. Inside recently painted and new vinyl flooring installed. Exterior could use a coat of paint but no signs of rot or other issues. Roof is in fair condition. Would likely replace with metal roof in next 2-3 years. Pier is a bit rough and would need replacing. Would be paying cash, no loans or mortgage. Would prefer a 2 or 3 bedroom but for the price, condition, the lake view, and short distance from home it’s perfect. Just hung up a little on the whole lease issue.

Camps are on leased land all the time. Nothing to worry about here. Negotiate as much time (30 years or so) as you can into the yearly rate.

These leases are typically very simple. If you choose a long term lease, I'd consider if the lease can be transferred if you sell the property, or a hurricane destroys it, you can break the contract.

Thanks all for your responses. We had a travel trailer for several years and really enjoyed it. Took it out at least once a month the entire time we owned it. Went to state parks all over Arkansas, Louisiana, Oklahoma, and east Texas. Sold it when my mother in law had to move in with us and we couldn’t get away and leave her alone for several days at a time. She has been with us for 6 years. She has finally declined to the point we just can’t give her the care she needs anymore and is about to go into an assisted living facility.
All my kids have married and spit out a total of 4 grandkids since we had the trailer. I’m thinking a camp would suit us better now than a travel trailer. Somewhere we can all get together, fish, tube, and make those great family memories. This place is exactly one hour driveway from driveway, so even if the kiddos don’t want to spend the night, close enough to come out and spend the day.

Don’t fret the lease if you get another 15. Years. And $800 a year is peanuts.

Yeah. I mentioned in that thread that the sale of land changes everything. You would have to move the camp or agree to a different lease under new ownership

Camps off magazile are usually 99 year leases. A lot of other camps are owned land. We ultimately stayed away from the leased land. My dad who is an attorney said he couldn’t sleep at night knowing he technically didn’t own the land his camp was on.
