Water leak in London rental

Staying in an apartment rental through Booking.com in London. Had big time shower leak through ceiling into the room where I was sleeping. The leak is stopped but the shower has been unusable for 2 days of a 5 day stay. What is a fair request for compensation as my family of 4 is pretty pissed. Had to spend plenty of time cleaning stuff, making calls, taking videos for the property manager. No plumber until after we leave today. Should I ask for 2 days comp’d? Anyone with experience like this with Booking.com or Air BNB with dispute resolution?

My family and I got cancelled by an AirBnB owner in London less than 3 weeks from our trip. He claimed the apartment was double booked. We booked the property months prior. There were very few rentals available so I asked AirBnB to help. I got several official sounding emails saying they would work with the owner but nothing was done in the end at all. I went to VRBO and a new property had just become available so we were able to go. Don’t expect much from AirBnB.

Was it your only shower? So it was your own plumbing that leaked through your bedroom ceiling? Or was everything usable but just a mess to clean? The management didn’t send anyone over at all?
This wasn’t the property owner or managers fault? So that removes some ‘fair compensation claim’.
How much of your time was truly spent? I mean if you spent 2 hours cleaning something up I’m not sure that’s worth 2 days of free rent?

It was the only shower from our apartment that leaked, so we were without a shower for the final 2 days of our trip. It did come into my bedroom through the ceiling. I spent about an hour cleaning but no damage to my personal items. Am I being unreasonable? It does seem that lack of shower (in a very expensive rental) and no repair by property management would warrant some reduction of the final bill. My concern now is that since we have checked out, there now be radio silence. There is a dispute reporting page on booking.com but I haven’t pulled the trigger yet. Wanted to give property manager the chance to contact me to discuss.

I would think 2 days, plus any expenses to clean, would be a reasonable request.

Four people not being able to shower for nearly half the trip sucks. Ask for two free days. If it was just me that couldn't shower, I'd settle for .5 day comp, but that's FOUR people.

100% agree. If my shower doesn't work and it's the only one, I shouldn't be paying for that night. Having working shower facilities is an expected part of your agreement.

Take pictures and if the owner doesn't cooperate, call your CC company and ask for a full refund knowing you will settle for 2 days comp.

Also, London Town Councils regulate short term rentals. Figure out what Council district you are in, if you give me the address I can help, and if you want to play hardball with the host, threaten to report him to the Town Council.

Ha everyone angry today. What I meant was if it was your one and only shower so you couldn’t shower for 4 days, yes I think multiple nights refund is fair.
If it was truly 4 days without a shower and they didn’t get you a plumber for your only shower that’s piss poor management for sure.
If it was your only shower I would have definitely requested to move elsewhere to at least make that request. That definitely sucks.
I was previously trying to figure out if you had another shower also, and this leak was just an issue taking out one shower and being a pain to clean. But that doesn’t sound like the issue.
You could easily argue that a water leak into a living area and no shower to bath would be inhospitable conditions.

Thanks for all the advice. Just sent as email prior to checking back. I’m holding the final property online review over their head for now but will definitely get with the CC company if I haven’t heard from them in next day or so. Great advice about the town council. I’ll hold this in my pocket until the next email. I’ll post updates.

Yep. I would start or end my email with a sentence like: "I want you to have the opportunity to resolve this issue in a fair and timely manner before I post my review of the property."

I don’t know booking.com’s policy but fwiw Airbnb has contractual language preventing a guest from threatening a bad review. So I’m not sure I’d do that so quickly.
I’m curious what the rental company said in response to the issues? Did they just not really reply at all? Did you ask for a shower to be fixed and used?

3 emails later I was offer a comp of 20% of the 2 affected days rate. At this point I’m probably done since I don’t want to spend the remaining days of my trip arguing. Not a fair amount but I’m moving on (after posting a review). Thanks for the advice all. Cheers from England and I’ll down a pint today in York in honor of the TB. By the way,if you are in York, hit up the Minster Inn. The best bitter I’ve every had.

Take pictures and Do an air cover request with Airbnb. You absolutely will get comped for the nights. Has to be done through their resolution center, not a generic email.
Be sure to do it now though. There is a time limit from when the issue starts. Don’t threaten bad reviews, or your actions can be considered “retaliatory”.
