Shingle or metal roof?

Pros and cons of both. Cost difference. Longevity.

My 30 yr architectural shingles are toast at 20 yrs. Trying to decide what the best option is for replacement.

I had a metal roof and didn't care for it. Though I liked it when it lightly rained on brisk cold afternoons

Just my 0.02. I was a fan of metal until a massive hail storm rocked my neighborhood earlier this year. The 2 metal roofs in my neighborhood were both deemed "cosmetic" damage and not covered by insurance. They look like shite right now.

This.

We had a new roof put on earlier this year and this was one of the things we considered as well. Almost identical thing happened to the neighbor who has one. Insurance was really quick to deem it "cosmetic" as well.

Anecdotal, but a neighbor had a metal roof that was about 26 years old, and their insurance was threatening to drop them due to the age of the roof.

No issues, no damage, no coverage

They were older and retired, but were being forced to pay out of pocket to replace a perfectly good roof to satisfy underwriting

Got to read the fine print in your homeowners. Meant you had a cosmetic exclusion on your policy. The cost difference in having or not having that exclusion most of the time is minimal. We replace metal roofs all the time, just have to have the right coverage.

i am really dumb. Why are roofs black? seems inefficient to put a black roof on a house that runs a/c all-day

Dark roofs keep your house warmer in the winter and help prevent buildup of snow or ice in climates where those are concerns.

They also show less dirt.

Well I agree with insurance here. You aren’t paying insurance for a pretty roof, you’re paying insurance for a sound roof.

There are some pretty good shingles out there nowadays that color really isn't an issue. Used to be black roofs were a no go in Louisiana. Now you have companies that make shingles with more modified polymer/rubber in them and less asphalt and tar (in addition to using a synthetic felt instead of tar paper) so they don't get as hot. You can go on them in the middle of the summer and the black roof will be pretty much the same temp as the light grey.
