HVAC professions of the OT

Do you recommend having split ac on each room or having one in master and 1 in communal area between 2 rooms?

For context, 3 rooms on second floor, two non masters are medium and small in size

In the room. You can get a split with ducts. I have 1 unit that is ducted to 2 rooms and a bathroom. They're not cheap

I'll ask my butler, most OT houses need a cooling tower and ammonia gas unit to cool their 25,000 SQ foot houses.

You need to do it right. This is for that house without central HVAC? Its sad I remember...

You need to strongly consider resale value and do it right the first time, do it like the average buyer would be comfortable with. Or else, it will have a major affect on the value of the home. I knew someone that had a swamp cooler and not a HVAC and they couldn't sell their home in a sellers market, they had to put a new HVAC system in and relist after 90 days of no reasonable offers.

Are you asking about mini-spilts? I'm confused. If not, then one dedicated ducted system for the second floor.

A swamp cooler is not really AC though. A few mini-splits might be a harder sell than central AC but it's far better than a swamp cooler, right?

Oh I absolutely agree. I'm not personally saying there is anything wrong with mini splits, and there are bad and good ways to do mini splits.

I'm simply reminding the OP that resale/ value of the home is honestly something to really keep in mind here. He most likely got the home for a great value because of the lack of HVAC.

I would personally do everything possible to try and do a central HVAC system. Or at least do a small unit on part of the home, and maybe a mini split in part of the home.

One of the benefits of a Central HVAC is air flow. Whereas with a mini split you are basically just removing the heat (cooling) air in one room or a handful of rooms.

Where were they at? I assume when you say swamp cooler you mean an evaporative cooler, those are fairly common in some low-humidity/moderate-temperature areas. I saw lots of them in Grand Junction, Colorado several years back.

Anyone with a swamp cooler in the Gulf South, Really the South in general, is just making a mistake.

Do you not have sufficient attic space on the second floor for duct work, and to place a furnace/air handler (or even a small utility closet on the second floor for the furnace/air handler) for a conventional split system or heat pump? Are you required by space limitations to go with a mini-split heat pump(s)?
