There is enough inventory in this price range that people aren't going to settle for less than every thing they want.

This one’s so dreadful I can’t stop looking at it. I don’t know what’s worse the complete absence of curb appeal, the bricked in fireplace, or the stack of books holding the monitor. There’s just so much to unpack…

I consider a 5 bed, 5 bath, 4,000 sq ft. house like the OP's a mansion.

There’s so much variation on home cost but everything seems high.


What is everyone’s consensus on nicest places/houses in BR? It’s always interesting to me to see how tastes differ.

Personally I like the garden district/bocage/hundred oaks general area. I find it easier to get around coming from that area and I feel like there is more history and originality in the older homes in that area. I think it’s a more convenient area to be in to access lsu, downtown, government st. businesses, Towne center area, and not a terrible to drive to things in south br. You are also within 3 golf courses city park, Webb and BR country club as well and tennis for Bocage racquet club. I do see the desire to be in college town area and highland road also. At the same time I think the rouzan and willows also have nice homes in it. That’s just my opinion and the market is priced as others opinions see fit based on demand. I understand the areas I mention are adjacent to high crime areas but it is obvious given home values that it doesn’t bother most people as there are homes there priced high. Crime generally stays within its own neighborhoods and most people from BR know that.

Yeah - can’t do anything about the garage size. House was built in 1997 and it’s a standard size garage for back then. You can fit 2 cars, but not today’s SUVs and trucks. My tundra stayed outside.

The separation between the garage and the house is strange, but in the 3 years we lived there it never was the inconvenience I thought it would be when we bought it.

It's an awkward yard. I passed that house for years and thought that. It's perched up there in the entrance to the neighborhood. You have to care for a huge front yard that is useless. Then you have to share a driveway with 2 or 3 neighbors in the back. Nobody spending that kind of money wants a backyard like that. Except maybe Brian Kelly. His shite was like that.

It is a beautiful house tho.

Going outside from the garage to the house would also be a deal breaker for me at that price, or even significantly below it. Interesting. And I’m not sure how large the garage is, a lot of supposedly 2 car garages also don’t fit two SUVs/trucks, but at that price would also be a deal breaker.

Also saw the poster that commented about the shared driveway. Another thing you wouldn’t expect from that price range.

All reasons the OP would have trouble finding a buyer as you have to be willing to live with those issues, and since he’s not finding a buyer they keep lowering price. Seems like actual issues with the house vs location like some posters were attempting to argue

Man I hate to be a Debbie downer but that yard layout is crazy. I didn't notice it in the listing but that satellite image shows why it's probably not selling. I don't know if I've ever seen anything like that. Got to hope someone comes in falls in love with the actual house and doesn't care about the backyard

Your house is only worth what someone will pay for it.

You asked for 16% more after sitting on it for 3 years, in a period of time where interest rates have doubled.

I don’t get why it’s so hard for sellers to comprehend why people aren’t going to pay that much.

I have consider moving to br for a very long time and watched real estate daily for probably over 20 years..

I own some rentals and a tailgate condo by campus . and have considered picking up a primary residence there..

Here are the reason I would not consider your house …not price related

Do I want a house that big and if so probably still in family mode..

If family mode why that location and not go
A.. into Steele boulevard area for family
B…estate neighborhoods on water farther out into suburbs more bike riding.. Boy Scout neighborhoods
C. Get in college town. University hills .. etc .. but that comes with old house problems.

If I want that much space and not family mode.. historic?? Then I would buy around campus ..

Or go over to corporate blvd..


You have a beautiful pice of property.. just need the right buyer for your situation and location.. imo highland traffic is tough.


And a simple category is historic or not.. I like historic .

I would say it might be combo of buyers being unsure about rates, as well as not knowing what St George Property taxes are going to be in the next 2-3 years.

I remember how bad of condition it was in in 2018 when it was listed in the $400,000 range. You did a good job fixing it up, besides all the brick in the front walkway being white and always looking dirty.

I think the biggest problem with that property and maybe one that hurts it selling is the fact that it’s a very big yard, but none of it can be used and I’m sure really difficult or expense to maintain.

There are a ton of nice houses in BR/St. George that aren’t selling though.

Previous owners painted it - and I wish they wouldn’t have.

The space between the retaining wall and fence next to highland is large and very useable. We’ve parked cars there for parties and the kids and dog used it almost everyday. Backyard is fenced in and always shaded with the oak tree - which makes it pleasant during the summer months. You also have the pond right across the street for good views and fishing.

Cutting the yard is a task and we outsourced so I wouldn’t take up half my garage with equipment.

The first thing I would have done prior to when you put it back on the market is to get much better photo's of the interior house. There is a ton of glare and white out which would turn me off looking at it online. Are all the bedrooms upstairs? That would be a killer for me with 3 dogs and/or multiple little kids.
