My biggest issue with realtors is their percent based commission structure. It is sometime more work to sell a 200,000 dollar house than it is a 600,000 dollar house, yet they make 3x more on the house they did less work on, just because the value of someone else's property was higher.
Also, buyers agents who don't list shite do even less work and they get half the commission? GTFO. If a buyers agent thinks they are doing a lot of work, it just means you suck at your job and don't listen to your clients and instead waste everyone's time showing houses "just to make sure" they don't like it.
People should be able to shop realtors on a flat fee structure. Realtors should quote the homeowners and say I will sell your house for 5k if you allow me to sell your house for a min of 200k, and buyer agent fee of 2k. Another realtor would quote 4k with a min sell price of 205k with a buyer agent fee of 1.5k. A third might quote 6k with a min sell price of 250k with a 4k buyer agent fee (higher the buyer agent fee brings more customers from other agents). The homeowner would be provided comps with realistic price expectations from all three realtors and then the homeowner would choose who to go with. If they go with option 3 thinking they gonna get 250 for a 200k house, the house will sit and dumb agent who quoted that will get fired or the house will sell and everyone is happy. Simple.

I’m pretty well certain I got appropriate value on the home. You call people names, a clear sign of low intelligence. A way to attempt to degrade another’s point of view without facts.

Also, the elderly or retirees that aren't overly saavy will probably need a good realtor to manage everything for them, not just prices but paperwork and guiding them through all of the steps. Finally, some people don't have the time. Simple as that.
You are looking at this through a very narrow perspective. It's like any industry, you have good realtors and bad realtors.

I would also add there is a certain segment of young people that are not that savvy either. They may need a realtor to help them through the process; especially, if they don't come from a household that has a lot of experience with home ownership

True, first time homebuyers, newly married type not far from college. That's a pretty large segment.

Like anything else, a good realtor does work so you don't have to.
Some like to change their own oil, some don't. Some like to deal with property sales independently, some don't.

I don't think I'd use a realtor to sell right now. But we'll see. I'm putting my house up for sale in about a year.

It depends on the market.
A buyer's agent might have to show a buyer 50 different houses. THAT is where the buyer's agent earns his money.
I would never hire a selling agent in a market like this. I would simply list as an FSBO and offer the selling agent 2.5% or give the buyer a 2.5% reduction on the price and split the fee to hire a lawyer to close the sale. I've seen you can get this done for about $1,000.
I would however look to hire a buyer's agent when buying. Why? Because you need to get access to the houses you are looking at and, unless you come across an FSBO like I mentioned, it really doesn't cost you anything.

Then you have dealt with order takers and not real consultative sales people.
I've been doing this for more than 20 years in both B2C and B2B sales. Real sales people know that lying to a prospect or customer is a permanent kiss of death; you can NEVER get your credibility back if you're caught. Always better to say, "I don't know, but I'll find out and get back to you."
A real sales professional (and yes, I consider myself a professional) take the time to get to know his prospect and their goals. He then tailors his solution to directly fit their goals. I want a relationship with my customers where we both are happy with the deal; I'm happy with the revenue (and commissions) earned, and they're happy with the value they received for the price they paid.
this. i'm an engineer for a software sales organization (network security.) mainly i demo, install, and support our products, but i understand my job depends on us making a sale.
2 things i hate about people in our profession.
People that sell everything. Just throw crap against the proverbial wall of the customer and sees what fits. 0 loyalty to any product or service, just make a sale.
Second is people who won't work as a consultative partners, but just a product push. I sell 3 things that do web filtering. One of them is really good. 2 are OK. While I'd love to sell the one that makes the most money, sometimes you have to work in their budget and find the best fit, pivot, or recommend they look elsewhere and not have a sale, but build a relationship.
There's so many customers I have now that told me no for years, but we kept a relationship after the first no and something came up later.

And very important to have a GOOD realtor. Makes all the difference in the world.
If you are selling to a cash buyer and there is sufficient time to get all things done, do it yourself.
If there are predicated contracts, negotiations, limited time to get things done, etc etc a realtor can make all the difference.
BUT don't trust any of them completely.

My main issue is that I don't understand why I need the realtor to negotiate. It just muddies the waters. I should be able to talk directly to the buyer to negotiate X, we come to agreement, and then use realtor to draft up contract , worry about inspections, etc. I just feel like shite gets covered up or missed when negotiating through 2 third parties.
