they didnt bring it in violation, but they asked after they moved in.....I let the pet deposit slide this time.
I usually return the deposit's if the place is cleaned and all I have to do is a little painting.
Not this time....I already know how this is going to end and it's not going to end well.
If the next tenant ask if they can bring a pet, I will do the $250 non refundable fee as well....I've already told that to a few people this morning. They all seemed to be good with it.

Yeah we didn't feel like fighting it. Here in AZ they are technically supposed to either return the deposit or give an itemized statement showing amount of damages. We received neither and no emails when I emailed about them. There was some damage to the home(a crack in the front door and a huge chip in the sliding glass door that would require the whole glass door to be replaced...and it was one of those olllld heavy ones that is expensive to replace). Two things we were gonna get fixed at some point but didn't have chance to when landlord gave us sudden notice that we had to vacate(remember we were month to month though). We spent 2 days cleaning that damn house from top to bottom(scrubbing that place clean) in hopes that we got SOMETHING back...nope.

I was fricking livid last time I moved out of a place. I spent about 12-13 hours steam cleaning the carpets, scrubbing everything, painting, cleaning the bathrooms, replaced some blinds that were fricked up, changed the little things on the stove, cleaned the refrigerator. I left at about 1 am on New Years Eve and the place was spotless and in great condition. We got about half of our $850 back.
I was so fricking pissed.

that's kind of the approach that I've taken after the last tenant moved out early, I basically told them that I'm running a business here not a half way house, although I will continue to be reasonable and work with a tenant, I'm pretty much just going to go by the terms of the lease, the last guy that moved out was a good tenant, left the place in immaculate condition, and even showed it a couple of times, I gave him his deposit, minus the attorney prep fee, and kept his last months rent, when he squawked I pointed out how much I had to spend to re-rent, how much he still owed per the lease agreement, told him that for my tax purposes I could actually issue him a 1099 but had no interest in that and he understood

I hated renting.
I rented a house exactly one time in my life and returned it in better shape than I got it two years previous. My landlords (married lawyers) gave me a bonus on top of the damage deposit. It was a beautiful 1858 shotgun. Good times. Cold in the Winter, OK in the Summer.
I called them exactly zero times in my 24 months of living there.
They tried renting it for a couple of years afterwards and average humans made them sell the place.

Oh and after we moved I ordered something online...and forget that company had old address on file. Husband drove to old house(it's 2 minutes from us) to see if package was there. Our former landlord's parents are living there again(it was their house he was renting us). THEY HAD ALREADY OPENED THE PACKAGE!!! That was just delivered the day before...with my name clear as day on it. And our former landlord had our forwarding address. Guy always seemed so nice whenever we had to deal with him.

sometimes the landlord should be vetted with more scrutiny than a prospective tenant, I rented a house a few years ago while I was building and the landlord seemed like a nice guy when I met him, lots of problems with him and his attorney, turns out he was an aspiring low level mafia sleaze bag, his only redeeming quality was that he owned a couple of tit bars

House we rent now has a property manager and is rented through that management company. So hopefully less shady stuff. That or they will be even in a better place to screw us over when we move.
Former landlord was an engineer who thought he was Mr Handyman....oh he so was not. That home was a mix of all kinds of horrible DIY home work
And the carpets were in bad shape when we moved in(but we weren't too worried cause we had dogs and figured they couldn't blame any wear and tear on us when we moved). I bet to save money he just let his parents move back in and didn't even replace those carpets...even though it's really old and stained and several years of various tenants have been there while his parents were living in Iran.

having a property manager makes a huge difference from my end, and I'm good, make that great, about repairing/replacing things, I've got a pretty good contact list of just bout every kind repair tech, I treat them good as well, and when I have a problem they take good care of it, I haven't even laid eyes on this particular place in 9 years

So far it's been good. We had issues with heat first night we moved in(didn't work and it was like 30 degrees that night). Called property manager next morning (Sunday) and he had someone out within 2 hours on a Sunday no less, to get it running. And apologized over and over that we had to go one night without heat(wasn't that big a deal...just lots of blankets and warm clothes). Guy has made it clear to call/text him right away for any issues so he can handle them for us. Plus we can just set up rent as autodraft through management company so I'm not hassled to mail a check each month.

sounds like you're in a good arrangement now, I love that autodraft set up too, my realtor just puts it in the lease now, at first I thought there'd be some pushback but it seems like check writers are a dying breed

Personally, I've always found them quite hospitable.....
I've met a survivor of the Embassy takeover as well as a Pueblo survivor. I wouldn't have wanted to have been in either of those scenarios.

Lets say a tenant gets imprisoned for several weeks, is he allowed to cut a rent check from prison? If not and he is ultimately cleared of charges, can he go after the landlord for evicting him and tossing all of his shite out?
