Use value aka ag/timber exemption reduce property taxes substantially.

Don’t most of the Ms island clubs have strips?
If you can drop 3 mill you can drop another 2 mill for a used Kang Air.

I make my living filming hunts in those states. I have a lease in southern Illinois. However, you must remember some of us grew up in that area, hunted on that island and love the river. Some of us, like myself are old enough now that we aren't as mad at the deer and ducks as we used to be.

It's more about the experience than the blood these days.

EDIT I'd like to see the listing from where there is land for sale on Davis Island "all the time" Not arguing, just find it hard to believe. When I was hunting there back in the 90's it was locked up tighter than a tick.

There is usually property or shares available on davis or one of the other islands. I think there is shares for sale right now on whitetail properties.

Understood now.....shares. I wasn't thinking and was simply looking at it from the standpoint of entire blocks being sold like the one listed in this thread.

Maybe some people value being able to go weekly very high on their list of preferences. Personally, If I'm paying $3mil, I want to hunt that land every damn weekend. If my land is in Kansas, I cannot do that

4-5 yes ago there was blocks being sold on one to fiance the purchase of a big block on Davis but I'm not sure if it was publicly advertised.

I was referring to equity shares in large clubs, not necessarily big blocks of land for sale.

I’ve killed a couple of 150’s in Kansas with a bow for $750 per hunt, land only. Why would I want to buy land up there when I only get one buck tag and can’t get there very often.
Now as magical as island hunting is, I’d take the same money and buy twice the land on the outside of the levy near there. With proper management, some fine deer could be killed.

4 of us paid $750 a piece to hunt a 1,000 acre farm. All DIY. We provided our own lodging, etc. A couple years back, the family spilt the farm. The last two times I went, I paid $500. Trip totals were $1,500 max.

Kansas, Nebraska, Iowa not so much.

I’ve hunted Davis island.
It’s everything you could want.

If we're talking commercial, that's a PITA.

Dropping $3m on land for 30 years doesn't mean you have private plane money

Disagree with your premise, you shouldn’t be thinking about financing 3mill if you don’t have airplane money. What’s the min amount of liquid assets a lending institute would require for holding the note on 3mill? LLC would make it a commercial loan with reporting requirements annually. This property is a unicorn that will need a unicorn to buy it and there ain’t that many unicorns walking around with 3 mill to spend on this type of land.
