You have to feel some for Pine dunes. They are going to lose a lot of business to these courses since they are linked to the folklore of Bandon Dunes.

On the other side of the coin Pine Dunes never made a concerted effort on the accommodations side of things to be competitive in the golf trip market.

Been excited for this since the announced it, close enough to Shreveport to make day trips.

Played Pine Dunes twice last month. Love that course but yeah it is in the middle of no where. They recently built a few larger "houses" that overlook the course but other than that its the shitty apartments. Great course just middle of no where.

Same thoughts as yours, I played it for the first time back in May. I felt like it didn’t live up to the hype. The accommodations need major upgrades/renovations. The newer rooms are for members only. Still worth playing though.

I love that all these resorts are popping up, but at what point are we going to hit market saturation? Obviously the market can support Bandon, Sand Valley, Streamsong and Pinehurst. But at some point, you would think there would be diminishing returns. What happens when there are 20 (or more) similar resorts in the US?

Not to mention, the prices for all of them is getting insane. I was talking to a caddie at Streamsong about a month ago, and they are upping their peak rates to $400ish a round. I would assume Cabot Citrus Farms will be similar (not to mention their $1.8 million dollar 2/2 lodges).

Hopefully the economy keeps chugging along, because a recession could make life hard for a lot of these. In Tampa Bay, obviously we are lucky to have a Streamsong and Cabot Citrus Farms, but we also have reminders like the original World Woods and Saddlebrook that these things aren't guaranteed to work. It would definitely make you wonder about the viability of a place like Innisbrook.

I was shocked at the pricing at Cabot Citrus Farms, they are trying to recoup pretty quick it looks like.

No doubt, who wants to pay $400 a round to sweat your arse off. That's what's nice about the other places, Oregon, Wisconsin and the Denver area are nice in the summer. The only saving grace is that it will be able to be played year round.

My concern from the first time I heard about this plan was the population in the area. It's difficult to get to Bandon and a little less so for Sand Valley. This is going to be an easy drive for two of the largest cities in America. For Bandon, we booked 1.5 years in advance and we still will have to change hotels every night when we go in May. I can't imagine how hard it will be to get on at this place when it's done.

Might end up being a winter version of Bandon or Sand Valley. The upper Midwest in particular has a large population of golfers who are shut down for more than half the year. I imagine they’d come down in the winter to play. Would have to compete with Fla, Az, etc though

Wait, really? Those really nice lodges they built are for members only? That seems ridiculous. I thought of them as exactly like the ones at say Mossy Oak/Old Waverly which I think they could rent out every weekend. Although it is in the middle of no where and only one course.

Thats what we had. Its our college reunion/fantasy football draft weekend. Drive over to pine dunes in the morning to play.
