Nowhere yet.
But unless you missed the stretch between 2007 to 2012, you would fully understand where I'm coming from.
I bought a house in 2007 for just under 300k. In 2011, it sold for 59k.
The market we're about to experience isn't the same. But the price fluctuations more than likely will be.

We bought our first house in 2005 or so. Sold it for less than we paid for it in 2012. Not as drastic as your example but real estate prices can and do go down

I moved to Knoxville 4 years ago.
Real-estate prices have blown up, but there is so much new construction that I expect things to come down soon.
Schools are really good as long as you avoid East Knoxville, same for crime.
A bunch of companies are relocating this way, so plenty of work.
Overall I love it, but I got the timing better than you.

Housing prices "cheapest" depends on the realtor. Farragut values their farts highly.
We chose to avoid Knox County in part for the liberals around the university. Talk to people in the courthouses of surrounding counties. You'll know by the ones who have time for a stranger who has an interest in that county.
You're not from these parts...your accent will give you away. you can either take that as an insult or take is as a way to introduce yourself, talk about why you moved where you did and what you are interested in.
look at the TDOT traffic maps to see where the congestion is and if it's acceptable or not. (Sevierville has traffic now that it never used to.) TDOT map, updates almost continually

I think the Vegas market is just that drastic, which is another reason I want to leave.
6 months ago, I couldn't find help. I get calls from top guys who I offered $40 an hour not 1 year ago. Vegas is now one of the highest areas of unemployment in the construction market. The housing market will follow. Pulte and all the other major home builders have stopped on their major developments.
A good friend of mine just received a job offer in New Mexico and took it. He bought his house in 2013 for around 290k. It's 5000 sq ft livable, full finished basement, built in 2005 on 4 acres. He refinanced it in 2020 for 1.2 million. He put an 8000 sq ft metal building on it. That was the only major improvement.
He just put it on the market for 1.3 million. He knows they aimed high.
We'll see how much it goes for. Comps in the area have sat for 4 months or more. Luckily, he's on the downside of his loan. He thinks he can lease or rent it if it comes to that.

In the county we moved to, the real natives (once they get to know you) will use the plural "you'uns". I still use y'all from my childhood in Virginia and that's ok with them.

We just went to Hendersonville NC, which isn't that far from Knoxville. Very nice, clean, demographics are good, things to do. Close to bigger places if you need them.
