probably missed the best op. a large tract was purchased by a guy a while back for recreation and close to the launch site of musk. and a lot state parks also in area... i looked at this a few years back for land by the launch site to grab in case of expansion. i did not look very hard after i saw the guy picked up the ranch.. it is water locked in some areas...state park locked etc. i thought about it still because you know they will need expansion of support stuff if this is still there in 50 years...but as op have said not any real great recreation land to sit on while waiting...

looked at van horn also..(blue origin) same concept...also virgin in new mexico

Mexico without the cartels is pretty friggin awesome.

And the cartels aren't really looking to destroy their customer base, so if you steer clear of thwarting their distribution channels you can generally steer clear of the cartels.

I can’t envision millionaires flocking to the RGV. There’s too much poverty that would need to be remedied. There are some very nice neighborhoods down there, but it’s too close to Mexico and too damn hot.

Look at places that are currently booming. It’s places that had money to begin with (Austin) or places located near some excellent scenery (Denver).

I’m a fan of the RGV, but it’s ability to boom is pretty limited. And if you try and push out the current residents who lack the big bucks, then you take away a major cultural aspect.

I spent some time in the Harlingen area and ventured over to McAllen a few times. Best strip clubs in the country as far as I'm concerned.

It's just like most places though. Very nice areas with some pretty shitty areas along the way. McAllen and Harlingen are decent. Brownsville...not so much.

NASA and IBM are already in Clear Lake, so it's no like this opens up a new segment of the economy for south Texas.

Yep

I’m sure it sucks if you get sent there on business and get put up in an airport hotel but when you actually live in McAllen it’s hard to not be entertained (especially by all the talent )
