Mountain without a doubt. I’m in a beach town now and it doesn’t compare for me personally. Lake > ocean

For me at least, it's a very very easy question. As much as I love the mountains, I'll take the beach over it 11 times out of 10.

If the properties aren’t water front and I don’t have a boat, which seems to be implied by OP., then I’m saying screw it and using that money to buy a ranch

Mountain driving is tougher on your car than near a beach. And they salt the roads all the time. Your car arguments are not really valid .

Beach
Driving winding mountain roads would get old quick for me, especially in winter. Beach would have great fishing year round and still possibly have decent hunting a short drive away. Sea breezes make the summer heat much more bearable

Mountain, but I prefer mountain cabins over the beach. I-81 corridor in Virginia thru the Shenandoah Valley is beautiful.
