A friend after he moved to SW Louisiana from up there told me the coldest he ever felt was in 40 deg with misty rain and a breeze through the piney woods at the oilfield he ran near Starks, LA. The difference is no dampness up there just cold. Down here cold to the bone due humidity

32-40 wet and windy is pretty fricking rough.
But -20ish outside with an unbroken wind out of the north at 30+ mph...and a wind chill of -50+ is just flat out awful.
You experience both in certain rural parts of coastal Alaska (not the SE AK folks, they live in the tropics

Left coasters.
It really is that simple. If you really want to see your housing market get inflated, be a place left coasters want to move to.
Bozeman, SLC, Boise, etc. Places they moved. Places where housing markets priced the locals out.
They buy houses unseen and they do not haggle down. If a house is offered at $350K, they offer $500K cash from the money they got selling a 1000sqft box for somewhere around a million.

It’s a second home economy where super rich people have driven up prices on everything and the locals are dipshits who they think they’re coming up right behind them by pulling up their bootstrap. No need for rental control when you have god, guns, and glory.

New York investment bankers and CA tech moved in about 20 years ago. Same with Jackson, WY. There is a reason locals hate tourists and out of towners. I have never seen it so palpable anywhere else in the country. They caused prices of everything from restaurants to housing to skyrocket.

The local economy doesn’t have enough productivity to sustain these assets prices over a long time. The median home price in Gallatin Co is around 1MM and median HHI is probably around 80k. There can only be some many transplants with tremendous equity.

That’s why you move to White Sulphur Springs and commute along the Bridger Canyon. You will be just fine at 80k there.

Where do you people get your information? It's nowhere near that cold. Maaaaaybe 1 night a year. And around 6 feet of snow for the year.
